Unclear, ambiguous provisions in the contract are always to the detriment of the weaker party in case of doubt (here the buyer, that is you).

Whether the property developer gets upset or not ... The contract must reflect what was discussed beforehand. Everything else are typos, transcription errors ... I would ask the notary why it is written like that. Then you can decide what to do next.

Write a short email to your contractual partner. We did this constantly in this phase and it was their daily business.

Before! If the notary reads the text at lightning speed, only cunning tricksters can still intervene. If the developer then says, "It's a standard formulation, we always do it this way," and the notary smiles kindly, you're left standing there clueless. Maybe you're tough enough ... The goal should be to know the final contract text before the notary appointment and to agree with it.

It must be clear beforehand whether this is a typo or if it was done intentionally! Why? If it was intentional. Apart from minor typos, the text must be clear before notarization. I recall a truly embarrassing situation from last year. Sale of a partial piece of a field to the owner of a shop for the purpose of expanding the sales area. Text clear, price negotiated, colleague and I have the resolution and power of attorney to sign. The market owner now wants to renegotiate at the notary appointment and also impose the re-surveying costs on us. Silence. Notary... what now, I don’t have unlimited time.
