Construction is being done without a general contractor
With an architect? Did you now only copy his plan or is there still no architect's plan?
Regarding the floor plan:
I don't see that many mistakes either. Actually. Nevertheless, I find the entrance situation/hallway very uninviting. I'm not a fan of angled hallways before you even reach the open living area where you can "put yourself down."
So kitchen/dining/living.
Do I see it correctly that your "site plans" do not match each other?
Basically, I find the orientations peculiar. Why have a roof terrace if you have a large property? In this respect, I would place the garage on the east side and the living rooms facing the garden, here to the west.
More details further below.
From the chat history I took away for myself:
- hallway size reconsider
- mini office questionable if sensible
- slanted wall on the ground floor maybe not so nice
Delete reconsider and maybe.
I want to put a question mark behind the head height above the bed and bathtub,
Me too.
Furthermore, what strikes me negatively is that you can't really furnish the living room properly (TV/sofas), the kitchen has to do without a wall oven at eye level (or a proper refrigerator), lack of sightlines (no nice inviting views in preferred directions),
for example entrance, hallway: you look towards the utility room door, hallway: you look against a slanted wall, entrance kitchen: you look half at the island, half at the bay window, kitchen island: you don't see the fireplace, you look at the backrest of the sofa. Toilet door: you look half against the shower wall, kitchen: the view of the entire kitchen row is somewhat crowded, including one cabinet side. The upstairs hallway also has a bend.
You really can't enjoy any interior view. Everything seems so unplanned and thus confusing and untidy.
How busy is the footpath?
If only someone with Waldi passes by twice a day, I would mirror it. Then you would still have the west sun in the garden and terrace.
Of course not if it’s like a main train station there.
We also have a public footpath on our property. You couldn’t really get anything better. The path serves as a buffer to other houses behind. At our place, it is used by schoolchildren and dog owners (very many). Nevertheless, thanks to the hedge you don't notice anything. Sometimes a pity because by now people know each other but don’t see each other. ;)
However, I wouldn’t think of planning a visible roof terrace in this direction. You would then be sitting on display – it’s better to sit under the crown of a self-planted tree… Also the large windows on the upper floor, especially in this direction, I would reconsider. I wouldn’t make them floor-to-ceiling… there’s no privacy, especially in the bathroom.
I would start over and already pay attention to having an
entrance area, also planned in the direction of the open living area
.
Perhaps it should also be mentioned that the load-bearing walls do not align vertically… it is noticeable in the hallway.
If someone strikes the wrong tone, the OP may well retort, but in my opinion a third party doesn’t necessarily have to;-)
Sorry, but I also read that and found it repulsive.
