Good evening dear construction fans,

a technical and cost-related issue has arisen for us.

We want (actually) ceiling-height windows. These are to be shaded with [Raffstore]. We were explained that we either need a frame extension (15cm) at the top. This already costs about 5,000 euros gross for all windows. Or (small) lintels have to be built.

The explanation is that the actual window frame cannot sit directly on the concrete ceiling, otherwise there would be problems with thermal insulation, since the [Raffstore] box basically sits at the height of the concrete thickness and thereby the space for the insulation (we use [WDVS]) would be lost.

In order not to see the frame extension or the small lintel, it is recommended to install a suspended ceiling.

Has anyone already heard of a similar issue or can anyone say something about it? Especially of course homeowners with ceiling-high windows with [Raffstore].

Thanks!

That may be true. But it could possibly have been planned much better. What does your architect say about that?!

Could you explain a better plan, or what would it look like? The described variant is preferred by the architect for the floor-to-ceiling windows. We are still before the shell construction tender, so there is definitely still something that can be done.

Thank you!

If you are before the shell construction tender, why is the additional cost for the doubling already known?! The windows will be tendered later. The doubling should not cost more than 100 euros per window. Why is no insulated roller shutter box used to integrate it into the ETICS?!

Holistically, for example. Since you cannot look into people's heads, it is difficult to impossible to give useful advice to individuals who get lost in single threads.

Thanks for the hint about the insulated roller shutter boxes. That is already an idea.

Our architect has already obtained concrete offers for the design so that we can see where we actually stand. Quite good in the current situation. We really need to reduce costs. Therefore, of course, the question whether these expensive frame doublings are necessary and what alternatives there are.
