Found a construction company but still have financing questions

Hello you two,

I already suspected that similar objections would come up.
I will now inquire more precisely how high the house connection costs will be approximately, especially because of the access road or the extension of all the lines.
What does 12 inclusive meters mean?

I have been dealing with the topic of half-timbered houses for quite some time. And almost all FWH we have visited or that are offered were faced with clinker bricks. Naturally genuine half-timbered houses! You can fill the panels either with plaster or with clinker.

Just enter "Fachwerkhaus Klinker" in Google Images, then you will see what I mean.

That the company comes from the East is pure coincidence – we asked about 10 FWH companies for offers and brochures and were simply enthusiastic about the offer.
Moreover, the offer also goes relatively detailed into the trades, okay, number of sockets was not included, but otherwise relatively precise for a preliminary offer.

We also think it’s great that this company (actually a joinery) also builds the windows, doors, and stairs themselves.
I saw it with my own eyes and thought it was good.

Oh yes, we won’t buy the property without a soil survey; we would commission that beforehand.

With the financing brokers here it’s a bit of a thing, I don’t really find anything in the Yellow Pages except Dr. Klein. Can they be recommended?

So, that’s it for now, nothing else comes to mind at the moment. If we have been to a bank or a financing broker, I will report back.

A power/gas etc. connection is usually offered at a flat rate. These are then the prices you find on the internet. What is nowhere mentioned, except later in the contract, is that, for example, only 10-15m from the middle of the street are included. Every additional meter of cable or pipe then costs significantly extra, so that quickly 30,000 end up on the bill. I only mentioned this to save you the surprise :)

Have construction specifications sent to you, not brochures... and at this point you will already find that there are many companies that do not like to send them. Then stay away from that company. Because it states how many windows are included, how thick a wall is, how it is insulated, etc. etc... If you have all this information and are not familiar with it yourself, only an expert who knows about it can help, or faith :)

The offer was very detailed, basically a simplified construction performance description, in which every material, number of windows, doors, etc. was listed with individual prices!

Including wall thickness, U-value of the windows, etc.

Good enough to get a first impression.

oh yes, with proper architectural drawings included. I did not receive nearly as detailed material from other companies.

I can only guess, but I assume that 12 meters of the required cables are included in the land price. To be sure, ask the land seller.


I can very well understand that, but forgive me if I can’t believe the price. Especially smaller providers – like a carpentry here – have a completely different cost structure, based on considerable labor effort, and should – by all economic standards – be more expensive than the competition, which usually lets production be done industrially in large quantities. I recently visited such a plant.


I am very curious about that.
