Floor plans after the first meeting: What should we reconsider?

Hello dear forum,

I have often read along here anonymously and now wanted to read your opinion.

We had an initial meeting with an architect last week and talked about our ideas. We brought a few pictures and floor plans that we found on the internet. The conversation was very nice and this morning he sent us a few sketches.

We basically like the floor plans quite a bit, he says we can still adjust and move everything, for that we would sign a contract for the preliminary planning.

We already have a plot of land, on the sketches south is at the bottom. We want to finish the attic ourselves later. The house would have about 230 m² + 60 m² attic. We don't need a basement, there is a large barn on the property which we will use as storage, tool shed, etc.

The budget for the house (which we also told the architect) is about 500 k€. We have not thought much about the fittings and so on yet.

I would use the gallery as a studio and instead move the dining area to the window, as otherwise it is quite dark right in the middle.

Then you can also move the stairway from ground floor to first floor under the stairway from first floor to attic (enormous space saving). In the foyer there will be space for a usable guest bathroom, because it is currently too small for the size of the house! The mini pantry is useless to anyone.

Remove the open space from the foyer over the dining area so that the living-dining area appears more open and modern; the gallery studio would thus be free-standing and not enclosed.

I would swap the entire plan upper area: guest to the west, but also the guest WC there. No view from the dining area to the WC.
Do you also have a site plan of the property?
It would be nice if you also fill out the pinned questionnaire :)

Pretty generous for 3 people. I think some optimization will still be necessary, especially with regard to the budget.

Thank you for your comments. Unfortunately, we do not have a site plan, the property has been in the family for a long time but there are hardly any documents. To the west runs a road (municipal), to the south is a neighbor, to the north an access road, then the barn, then a neighbor, and to the east there is first nothing and then forest. It is quite likely that there will be more than 3 residents.
