Floor plan, what do you say?

To me, it also looks like the floor plan lacks depth, making all rooms a bit narrow - for example, the kitchen/dining and living areas. The bay window at the top right worsens the problem; I think this floor plan shape doesn’t fit optimally into the building plot here. So I would remove the bay window and straighten the upper front. The kitchen/dining area will get more depth, the living area less, but in return, you untangle this complicated structure of cloakroom, pantry, utility room, and guest bathroom. You can definitely save a lot there and add it to the living room.

A bay window at the top left would of course fit perfectly with the building plot, but then you lose the southwest sun - so that’s also not a good fit.

On the right side, you haven’t maintained a three-meter boundary distance, is that correct or an oversight? If the latter, you’d have to make the house narrower.

To me, the house doesn’t look like Bauhaus style because of all the symmetries and window design, but more like an urban villa with a shed roof, though that’s probably due to this planning program.

Overall, it can turn out really great, it is a large plot and a decent budget after all.

Hi, with 290 sqm, rooms should be able to be arranged more sensibly, right? What’s the point of the corner by the dining room that takes away the depth for the dining table? What’s the use of a pantry if it feels like a day's march away from the kitchen? I made a table where I can see the percentage distribution of sqm for bedrooms, living rooms, and ancillary rooms. I want at least 30% for kitchen/living room/dining room. That wouldn’t feel right to me in your case. When the front door opens in winter and the tea drinkers say goodbye to their friend there, the whole house gets cold. I don’t like that. Also, everyone in the house can hear when the children’s friend tries to sneak out of the house. Such floor plans are great. But are they also livable?

... very exciting design. I see a high level of maturity. Especially the skylights would work very well in practice. The exterior appearance also seems very harmonious. As always, there are personal details of criticism. For me, it would be: - the living room is too much like a corridor - the second children's room is clearly too much like a corridor - various doors on the ground floor/upper floor are too cramped into the corners - the entrance area is too small compared to the representative overall size - the ground floor at the bottom right is too compartmentalized

Hello,

first of all, thank you for the feedback. I will try to consider some justified criticism on Saturday.

- Distance was not maintained on the left (0.3m) and right (0.3m) (shouldn't actually be the case)
- I also don't find Children's Room 1 optimal. Idea for it is still missing. Balcony above possibly gone

Also, a quick opinion and question from me to the future cook: Do you want to walk through the hallway/entrance to the pantry every time before or during cooking? I would always place the pantry next to the kitchen to keep the distances as short as possible while cooking.
