Hello everyone,

we would like to build in the near future and have already reserved the plot. Unfortunately, there is no construction road yet and we have not decided on a builder (BU) so far. We would be very grateful for your help/assessment.

Development plan/restrictions
Size of the plot: 816m²
Slope: no
Floor area ratio: 0.3
Floor space index: -
Building window, building line and boundary: see picture
Edge development:
Number of parking spaces: 2
Number of floors: max. 1 full floor
Roof shape: "[...]only pitched roofs with roof pitches of 18 - 48 degrees are permitted. Barrel and (semi-)arched roofs are not permitted. Shed roofs are only permitted if they are constructed as double-sided and inclined in different directions. Staggered roof surfaces are permitted."
Style
Orientation: ridge from west to east
Maximum heights/limits: max. building height = 9.5m
Further specifications

Requirements of the builders
Style, roof shape, building type: We want a kind of gable roof, the rest is relatively unimportant
Basement, floors: Partial basement for technology and as an office as well as for storage. Preferably completely sunk into the ground and thus without stairs in front of the front door
Number of people, age: Probably 4 (2 x mid 30s, 2 x under 4)
Room requirements on ground floor, upper floor: UF: large children’s rooms, decent main bathroom, preferably with dressing room; GF: pleasantly large kitchen, bathroom with shower, utility room with space for supplies
Office: also for home office
Overnight guests per year: approx. 5x2 guests
Open or closed architecture: rather open
Conservative or modern construction method: does not matter
Open kitchen, kitchen island: open
Number of dining seats: 1 for 6 eaters or 8 if you squeeze together
Fireplace: possibly later an ethanol fireplace for the wall (where the piano currently stands)
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: yes
Utility garden, greenhouse: a bit of a utility garden
Further wishes/special features/daily routine, gladly also reasons why this or that should not be

House design
Who created the plan:
-Do-it-yourself, partially based on designs from construction companies
What do you particularly like? Why? I am basically happy with every room.
What do you not like? Why? Bathroom upstairs a bit tight? With only 1 full floor and 1.64m kneewall height and resulting 18° roof pitch, we would have no usable attic :\
Price estimate according to architect/planner:
Personal price limit for the house, incl. equipment: 300,000
Preferred heating technology: geothermal

If you had to do without, on which details/extensions
-could you do without: sewing room; basement, if an adequate solution for technology and storage can be found
-could you not do without: shower on the ground floor, enough space in kitchen and utility room

Why is the design like it is now? E.g.
Studied hundreds of floor plans and adapted the layout to the plot and our ideas/needs

What is the most important/basic question about the layout in 130 characters?
Is the house reasonably buildable as is or are there showstoppers/major mistakes?
Is it possible to throw such a design to various builders and ask for a rough cost estimate?

The idea seems familiar to me. You have only changed it a little now - the staircase was previously a quarter-turn, but the layout has remained the same. Including partial basement and sewing room.

From one the herb and from the other the beets, I suppose – mixed together by Maitre Frankenstein. Once you reach the upper floor, you have a counter-wound dizzy spell. There are partial basements that at least save considerably less than expected – this one at least nothing, if it doesn’t even become more expensive than a full basement.
Only if you want to remain as wise afterwards as before. On this basis, I expect a result "from about to who-knows" and given the floor area estimated at 120 sqm, even the lowest value will knock you over.
From my point of view, in terms of feasibility it is even a premium showstopper and doesn’t need any 0137 to be voted out. By the way, not a single syllable of this comment is meant to be harsh – have a look around here a bit. In this case, I am even at a loss as to which thread I should recommend you to read first.

For the price, you unfortunately have to slim down significantly. Basement gone, smaller floor area. Smaller office, so that the living room might become a bit cozier. Rethink the sewing room, just like the size of the children's rooms.
