Hello everyone.
We have been planning a cozy home for quite some time, and now that my girlfriend has finished her studies, it can finally start.
We were gifted the plot, which is great in itself (dimensions 16x60m, north/south orientation), but unfortunately a bit narrow. Since it is an infill development and huge buildings stand on both sides, we decided to orient the window areas more towards the front and back to not just look at concrete and to be able to enjoy the great south-facing location.
Ideal for these conditions would be a city villa, but unfortunately, the development plan only allows one-story construction. We will now rotate a 1 1/2-story building perpendicular to the street, with an entrance on the gable side.
We have been to a few construction companies and had some designs drawn up, but we are still not 100% satisfied.

Size of the plot = 1060 sqm
Slope = No
Building window, building line and border = 3m from the boundary
Edge development = No
Number of parking spaces = 2
Number of stories = 1 full story
Roof type = doesn't matter
Style = normal 1 1/2-story building
Requirements of the builders

Basement, stories = no basement; 1 full story
Number of people, age = 2 + one child in the future, around 30
Walk-in closet = YES

Office: family use or home office? = No
Sleeping guests per year = guest room desired

-Planner of a construction company = basic design according to our ideas
Personal price limit for the house, including equipment: = 300,000 Euro
Favored heating technology: = gas/condensing boiler
Basically, both variants differ in the location of the guest bathroom on the ground floor as well as the access to the bathroom on the upper floor.
What is important to us is the straight staircase and a walk-in closet on the upper floor.
I would like to hear your opinions on what makes more sense or what you find more appealing.
