Floor plan single-family house approx. 200 sqm without basement, Bauhaus style

I don’t see anything at all… what do you see there?

therefore my question, what is (planned) there. if the neighbor builds with a 3 m distance, that also has an impact on the plans.

We have now received a revised version of the floor plan, including moving the kitchen to the front facing south and placing the living room more as a quiet zone. We like it much better this way - thanks for the suggestion. We also had a version with a platform staircase, but this resulted in GAINING a LOT of hallway space and losing about 10 sqm of living space. Due to the high cost per sqm, this is unfortunately not an option for us. Attached is the updated floor plan with a straight staircase; unfortunately, there remains a relatively long (4m) corridor with a width of 1.2m (the staircase will be closed off at the bottom). One option for a slightly airier design would be an opening to the living room, but this would mean losing some quietness in the living room and increasing noise propagation in the house. Do you have any other ideas?

I find the new draft much better. Has there already been an indication of the budget here? Or did I just not see it?

The house is currently priced at around 620k including some special items from the preliminary selection (e.g. oak staircase, roller blinds etc).
