Hello house building forum,
after several months and iterations we have a draft for our single-family home and are actually quite satisfied. But now we are very curious about your constructive feedback! Many thanks in advance.
Development plan/restrictions
Size of the plot | 540sqm, fairly square
Corner plot, no slope
Number of parking spaces | 1
Roof type | all classic roof types possible
Maximum heights/limits | not relevant, various multi-family houses in the neighborhood (neighboring development)
Requirements of the builders
Style, roof type, building type | gable roof, possibly triple gable (not pictured)
Basement, floors | ground floor, developed attic floor, living basement
Number of persons, age | target size: 2 parents, 2 children (currently one one-year-old)
Space requirement on ground floor, upper floor | approx. 80-90sqm each for ground floor and upper floor
Office | 1.5 offices necessary for home office
Guests per year | several family members abroad, therefore relevant
Open or closed architecture | rather open, but with appropriate sound insulation into the bedrooms (chamber music downstairs in the evening while children sleep upstairs)
Conservative or modern construction | in between, should be a bit special
Open kitchen, kitchen island | large open kitchen with breakfast bar
Number of dining seats | 2x3m table available, extendable to 2x4m
Fireplace | under discussion, rather no
Music/stereo wall | no
Balcony, roof terrace | no
Garage, carport | carport
Utility garden, greenhouse | garden, walnut tree, spruce and ash present
House design
Who designed the plan? | architect’s design in the nth iteration with many own ideas
What do you particularly like? Why? | staircase separated from living area (acoustics), large living area with window seat (party-friendly), terrace as extension of dining area (for warm summer evenings), parents’ area on the upper floor, no heat pump outside (out of respect)
What do you not like? Why? | exterior view of the house not yet "attractive" from every angle – ideas? All bedrooms next to each other
Price estimate according to architect/planner: pure house costs from 0.8 million upwards
Price limit house, incl. equipment: 1.2 million from demolition to kitchen/built-in furniture/garden design
Preferred heating technology: air-to-water heat pump, earth baskets (?)
If you have to give up, on which details/extensions
-can you give up: much has already been rationalized away (fireplace, outdoor kitchen, attic)
-can you not give up: focus on garden size
Why did the design become what it is now?
A generous family home with privacy, i.e. large children's rooms and retreat space for parents, great importance of the garden with existing trees, an evening terrace in the northwest, otherwise focus on southeast garden. If you stay inside, lots of window area facing southeast. This will be enclosed by opaque hedges; the streets to the south/east have very little traffic, so this will be a nice, private and quiet garden in the southeast.
What is the most important/fundamental question about the floor plan summarized in 130 characters?
