Here is the design statute. I will spare you the relevant plan. It concerns area 4.

Minimum boundary distance 3 m. Otherwise, building encumbrance.

It's tidy with me. Nothing gets littered.

Thanks for the hint. I forgot to plan the trash bins.

Here with labels.

Shoes are taken off in the hallway so no dirt ends up on the stairs.

I have already rearranged the bathroom.

So yes, as I said. I am basically quite resistant to that. But what I see is the front door right next to the stairs. Closer and you would tumble down.
Enclosing the long narrow corridor to the utility room is, in my opinion, nonsense. Get rid of it and put a door at the back. That brings freedom and light downstairs if you design the entrance to the living room a bit more generously. There is still space, as it seems.

I think I would swap the utility room and guest WC and reduce the pantry a bit. That is more intimate for the toilet users.

Or you can turn the storage room under the garage into the utility room right away.

I really don't like the door from the living room to the technology room or WC. I had it like that at first, but then I changed it. The idea of having the technology in the storage room was also a thought, but I wasn’t sure about the thermal envelope. I might have to start over completely. Because I would have also liked the kitchen in the south like variant 2.
