Since the property boundary is the same as the building boundary but the 3 m still apply. Concerns the corner in the SE.

And you really want to build right on the boundary? Because of the slope or why?

I expect a less complicated excavation pit because then I am further away from the neighbor's property boundary. If I build parallel to the border, the excavation pit is only 3m from the neighbor. Somehow, I feel uneasy going 3m deep there. In the north, I only have to go about 1m deep because the natural terrain is already much lower there.

That is not correct. Two cars can park on the driveway, but no car can come out of the garage if one is parked on the driveway.

I think so. Here as an example.










If you want it more comfortable, then rotate or move the wall a bit. I still have to rearrange something anyway because of the garbage bins.

I tried to implement your suggestion with the rotated staircase. The ground floor is now a small apartment.
Attic prepared for conversion. Knee wall 35cm.

Basement then a rentable unit? Or cellar?



Windows in the attic are unfortunately not visible in the floor plan. They are visible in the elevation.



Basement Possibly the entrance to the north accessible via stairs along the SM?
