Hello everyone,

I would like to show you my plans that I have drawn myself so far. I would like to hear your opinion before I make the appointment with the planner. Why? Because it can simply bring new ideas!

Briefly about the plan, it is certainly not perfect and I hope you can see everything.
It is a 1000 sqm plot on a slight slope that falls quite practically and has been incorporated accordingly. I would like both floors to be accessible, with the front door upstairs since that is where the living area is. Downstairs also as a business entrance for customers. I run a small advertising business and embroidery so I need space for some machines, a large table for films, etc. Also a proper office with space for customer appointments at the PC. Furthermore, space for films, sheets, and small items. Therefore, all of this ended up downstairs.

In the living area, there should be an exposed roof truss because I simply find it cozy, plus an attic is not really necessary. At least in the front three rooms, which all have access to the terrace. The terrace should then have access to the garden at the back.

I have roughly sketched the furniture in once but left it out in this plan because it looked a bit improvised *laugh, but basically it would have fit.

Ultimately, I have already made some compromises, for example, I always wanted a garage directly at the house, but that did not work out. The driveway must be at that spot! I absolutely did not like the garage in front, the garage down in the slope would have been my favorite, but it is not allowed because of the driveway.

As much as possible should be done by myself. Base slab, walls, etc., we are more or less prepared for that, but that is not important for the floor plan anyway.

I’m rather interested in what, for example, is really not good and why, or what I totally overlooked, or what you like. Or what you have and wouldn’t do that way again...
Just a few feedbacks and suggestions/ideas/inspirations.

Oh, and yes, there is a free room in the living area. It would probably be guest and private office for both, since no children are planned. If something should happen, there would be room for a child’s room, and the guest/office room would then move downstairs, which would then rather become storage and hobby/fitness area.

I hope I have explained everything somewhat and look forward to your comments. And yes, one can probably tell from the plans that I am quite an amateur.

Oh, and what I almost forgot: Front door is north at the top, terrace on the south side. Garden east/south side

Oh darn, I got the wrong ones there. Can I somehow delete / replace them here? Or delete the whole post and create a new one?

Just insert the correct one here and put a north arrow on it. Please also include a site plan with elevation details. What is your budget?

Where exactly is the street? In the rendering at the bottom right? Do you really want to cover a third of your property with pavement? Where do your customers park and how do they get around the house to the store entrance?
