Floor plan - Please provide feedback

Hello,

we are currently planning our dream house.
We also have an appointment with an architect next week, but wanted to hear your opinion on everything in advance.

The house is oriented with the front facing northeast. Garden at the back, so towards the southwest. The plot has 21m frontage and about 29m depth.
We want to set it up so that we have 3m free space, house with 10.75m, 1m walkway between house and garage, and then the garage with about 6.25m width.

For many, the two larger dressing rooms upstairs will cause incomprehension, since the planned children’s room is smaller, but we haven’t found any other way to enlarge this room yet.
The two bathrooms (one with a shower and one with shower and bathtub) are important to us.

The biggest sticking point I currently see is the staircase. I have looked through various staircase catalogs and found one that would fit with 1.11m depth at the bottom, but I’m not sure if everything really fits like that. Alternatively, the house could be stretched about 50cm deeper.

Also, we don’t yet know whether with or without a bay window. On the one hand, that’s a question of the surcharge, and on the other hand, I have absolutely no idea where to put the TV with the bay window variant.

The staircase is also good.

Just wait for the architect. Everything else is a waste of time

Exactly! You have 17.37 sqm of bedroom and still need two dressing rooms (by the way, one of the doors doesn't work) totaling another 23 sqm. So a total of 40 sqm for sleeping and storing clothes????!!!! But the child gets 10 sqm???

Why do you need so much space???? :eek:

There are many issues with this ;)

The staircase seems too small to me, but it could be deceptive.
In the living room, I personally miss the coziness (sitting between passages is not exactly "snug").

I think the kitchen can be arranged quite well and functionally :)

Upstairs, the hallway is much too narrow and winding. The child is effectively pushed into the farthest corner – at least that's how it appears.
The child also has to pass many doors, which is not ideal as they get older.
I also don't see the point of floor-to-ceiling windows in the dressing room and bathroom – visually, it doesn't have an effect in the view, in my opinion.

I find the floor plans lack structure and would, in your place, go to the architect without these examples ;)
