Hello dear community,

we are in the final stages of our floor plan design and would like to hear your opinions on our planning and what can be optimized. When you look at a plan for the hundredth time, eventually you can't see the forest for the trees anymore...

Here is the questionnaire first:

Basement, floors: 2 full floors, no basement
Number of people, age: currently 2, both around 30 (planned 4)
Space requirements on ground floor and upper floor: as in the floor plan
Office: family use or home office: both
Overnight guests per year: not relevant
Open or closed architecture: open
Conservative or modern design: modern
Open kitchen, kitchen island: yes
Number of dining seats: at least 6
Fireplace: yes, currently planned
Music/stereo wall: no
Balcony, roof terrace: no, only garden terrace
Garage, carport: double garage
Utility garden, greenhouse: no
Other wishes/special features/daily routine, also reasons why this or that should not be

House design
Origin of the design: individual architect design based on our drawing
Preferred heating technology: air heat pump with underfloor heating and photovoltaic system (Kfw 40+)
What do you particularly like? What don’t you like? Why?
Basically, we are already satisfied with the floor plan. What currently does not make me so happy is the exterior view. I have concerns that it looks too much like a barrack.

If you have to give up, which details/extensions
-can you do without: possibly the fireplace (probably makes little sense with KFW 40+?)
-can you not do without: large hallway area upstairs (because of the beautiful view), open living/dining area, dressing room

Why did the design become what it is now?
We had several wishes that flowed into the design:

    [*]Large hallway window upstairs
    [*]Window seat in the kitchen (we don’t want a counter with bar stools)
    [*]Hidden passage door from kitchen to pantry (not shown in the current design here, but possible and already discussed with the kitchen planner)
    [*]Garden should be as large as possible

What is the most important/fundamental question about the floor plan summarized in 130 characters?

    [*]Is the living room big enough? (only the TV area)
    [*]Is the hallway on the ground floor too dark?
    [*]Is 51 cm depth enough for a wardrobe?
    [*]Other general optimization suggestions? What do you find bad/would do differently?

Scale in the design is 1:100

I don't see any exterior views. Does the kitchen window by the seat really make a difference?

The questions about the budget were deliberately omitted? The design is not effective.

The exterior views have not been adjusted yet, so the windows are not quite right. However, the southwest side is as shown in the picture. And yes, the budget question was intentionally left out. What exactly do you mean by not effective?

My brother has one in the living room. South side. Only the dog likes to lie there without shading. But when the sun no longer shines directly in, it is super nice and all visitors end up there. He also has a beautiful view overlooking meadows and mountains. I would definitely plan one too if it were possible for us.

180m2 is expensive for 4 people. Roughly 550k

Don’t you have a neighbor in the SO?
