Hello dear forum,
we are planning to start building our house soon and could use some ideas for the floor plan.
We want to build a residential log house with Fullwood and have received a first proposal from our consultant here.
This is initially a rough idea; the details will still come from the architect. So far, we like it quite a bit, but of course, there are still some spots where there are issues.
To make the conversation with the architect (we are currently waiting for an appointment) as effective as possible, we wanted to ask for input here and directly include the things we want to mention in the conversation.
The only fixed parts in our draft so far are the exterior walls; the interior can still be moved and adjusted. The financing is already secured, so there should be no enlargement or similar.

Who created the design: 1st draft consultant Fullwood
What do you particularly like? Why? Wishes were largely implemented, open all-room concept, many windows facing the garden
What do you not like? Why? No space for wardrobe, door to utility room is in the living room, questionable positioning of bathroom fittings on the upper floor (due to sloping roof, knee wall 1.40m)
Preferred heating technology: air heat pump

If you have to forego, which details/extensions
-you can forego: initially nothing, our wishes have already been adjusted to the budget and partly cut (e.g. straight stairs)

Why did the design turn out the way it is now?
1st draft from the consultant based on the listing of our wishes.

Additional note: access from the garage to the utility room should be possible because of the dog; leashes etc. can then also be stored there if needed.
The wall of the utility room extended to the outside of the stairs. The idea was to recess the wall a bit so that the space under the stairs is free.
We had considered either installing a shelving system there to use the space as a wardrobe or, if the wardrobe can be realized differently, moving the door to the utility room from the living room under the stairs.
There was also the idea of moving the stairs, "pushing" the guest WC into the utility room to have more walls in the utility room. The room seems fairly large to us, but the washing machine, dryer, or other appliances are not meant to be in the middle of the room. We want to avoid a large free area in the center.
Dryer and washing machine could also move to the 1st upper floor (short distances due to dressing room); we are quite flexible there.

Our plot is located in a dead-end street and has a field edge location, Flur 256

The floor plan does not convince me. Sometimes I have to hold my breath when I see what the employed planner even lets the customers have. I rarely ask this because it is usually different that 4-person families want to accommodate 160sqm on one bungalow level: why don't you build yourself a bungalow? You can nicely zone 120sqm without having an excess of corridors. Besides, with 620sqm and the floor area ratio of 0.4, you are very well situated?! In case my post in the controlled forum about Fullwood was not approved, here it is again:

We had obtained various offers for a bungalow, but it would not have fit into our budget – since a larger BP and roof also cost quite a bit. I respect your answer – fortunately, tastes differ – but it has nothing to do with the question asked, nor does your answer bring us any added value. For us, building a different house type or something similar is not up for discussion. We could only use a few ideas, as written in the initial post.

That can also be answered normally.
Without "taste" etc. I'm concerned with function, not taste. Taste has very little to do with house plans and layouts. Taste is shown then in the facade and interior design.

But you are allowed to ask, right?
You want food for thought, and such questions as I asked are part of it. I also grant you your questions.

The food for thought here was the bungalow... and - as already said - that the design is not worthy of discussion: nothing has been designed, what should one say? You have already noticed important things yourself: no cloakroom, utility room door to the living area.
You come in and run into a corner. The toilet and stair entry are located in the dirty area. That is already a knockout criterion.
Equipping an open plan living area with generous windows so you can look into the garden, even a child can draw that.
Large pantry for two: why? The freezer is already big. Instead, the kitchen should be made functional. That saves some steps while cooking.
At the moment, there is little cabinet space.
In the south there is barely a kitchen window and utility rooms planned. The north has more windows. Instead, hobby and guest rooms have the south side. Photovoltaics are particularly suitable on a dormer-less roof, possibly also as a retrofit, but here it is not on the south side.

For that, the stairs are too steep, and the door will be cut by the stairs above.

I wouldn't pay any attention to this draft at all and would wait for the appointment with the real architect. This thing is garbage and that's where it belongs. If I were you, I would rather deal with questions like ceiling heights, permissible knee wall height, orientation on the property, etc.

I just read in the garden pictures thread that you, , like the house of . By chance, when reading the requirements profile, I immediately thought of Steffi's bungalow, just like also directly thought of a bungalow.

Unfortunately, you did not reveal your budget, but the shown floor plan looks so uninspired, for example the alignment of the rooms on the upper floor, so that the entrances to all (except one) rooms are pressed into the corners.

The other uninspired details have already been described.
