Floor Plan Optimization - Fireplace Problem

What would be your suggestion for improvement? How do you think the stairs and wardrobe area should be designed so that the remaining rooms still have their place?

I don’t know. If you place the staircase somewhere else, the entire floor plan changes. I can’t oversee that. As it is now, I would definitely create some accessible wardrobe space under the staircase. In the intended niche for the wardrobe, people crowd behind each other along the jackets. It is too narrow to pass each other. Overall, I find the house a bit too big with too many showers, sinks, and bathrooms. I am usually more in favor of "small and well thought out." The office is almost square and therefore has useless space in the middle. Rectangular rooms are easier to furnish and don’t consume as many square meters and, if they aren’t completely corridor-like, they also feel more livable. You have to be able to live in and fill the entire place with life, not just furnish it.

A basement is more than a storage room. It can be a workshop, hobby room, party room, sauna, fitness room… And it can be built completely independent of the terrain. Even on a totally flat plot. And placing these rooms on another floor does not make it cheaper.

That probably won't be a problem with 3 children. And since we have a basement, no storage space can be created under the stairs.

I completely agree with you!!
If you already had a basement before, and it is also neat - without a lot of clutter - (in case someone again gets the idea that you only need a basement for that reason), you don’t want to miss it. Just all the sports equipment and accessories, playroom and office, 1 heating room, and a workshop room.
