Floor Plan Optimization - Fireplace Problem

The entrance area with the wardrobe is terrible. Only in tiny row houses do you accidentally trip on the first step when going out while sorting children out the door. For such a large house, I find it incomprehensible that you want it that way.

How do you think the staircase and the wardrobe area should be designed so that the remaining rooms still find their place?

I don't know any kids who would ask about a basement - but I do know many who are too lazy to put used junk on eBay. Here, there is always an attempt to view construction projects holistically and to point out corresponding concept improvements. Therefore, it makes sense here not only to present the chimney and the floors architecturally affected by it, but the entire room program. From a basement as a not insignificant cost item, the inevitable question arises as to what vote the topography of the plot throws into the balance (see here with the keyword "11ant Kellerregel" or externally with the search phrase "With or without basement: a rule as a decision-making tool"). Of course, there are also people who value the tabooing of their basement question at a flat rate of 100k additional costs. But we are less geared to them here (as said: holistic advice).

I don't know that. If you place the stairs somewhere else, the entire floor plan changes. I can't oversee that. As it is now, I would definitely create some accessible wardrobe space under the stairs. In the intended niche for the wardrobe, you have to squeeze past each other behind the jackets. It is too narrow to pass each other. Overall, I find the house a bit too big with too many showers, sinks, and bathrooms. I am usually more in favor of "small and well thought out." The office is almost square and therefore has useless space in the middle. More elongated rooms are easier to furnish and don't consume as many square meters and, if they are not completely corridor-like, they also feel more homely. You have to be able to live in and fill the entire house with life, not just furnish it.

A basement is more than just a storage room. It can be a workshop, hobby room, party room, sauna, fitness room… And it can be built completely independently of the terrain. Even on a completely flat plot. And accommodating these rooms on another floor does not make it cheaper.
