Adelsdorf? I think there is a similar settlement in Fürth or Feucht.

Yepp. Almost identical settlements existed in chronological order in Zirndorf ("Pinderpark"), Heroldsberg ("Sunnyside"), Feucht ("Parkside"), and - in the final stages - Adelsdorf ("Seeside").

There should be around 1400 terraced houses in total in these four settlements in the region.

We also briefly considered just buying the cheapest unit in Seeside. I think it was €205k bare, without upgrades/without finished attic, etc. The idea was to pay it off in 10 years and sell for a higher price. But my wife didn’t want to. Currently, there are units listed at €499k on real estate platforms. Pretty crazy. Out of interest, are you satisfied? How is the workmanship? For the price, basement, ground floor, upper floor, and attic were already amazing.

The prices were indeed so good that the contact person at the Commerzbank headquarters in Nuremberg furrowed his brow and said he didn’t understand why it was so cheap – but based on his house’s experience with the settlement in Feucht, it was "real". :)

With the 208 you still had to add the parking spaces and ended up at 220 TE. They would have completely bricked up the attic for you and only painted the windows. We took the attic for 19 TE "ready for finishing" – simply because at the time we didn’t yet know what exactly we wanted to do up there.

We came to our house like a virgin to a child – looking for plots in the larger area for years, found nothing, and the prices ran away from us. Then I found an ad, saw it two days later, and after another 6 weeks we were at the notary. The idea: we have something first, and if we want, we can very easily and quickly sell it: given the location (FO, Herzo, ER, BA, price/performance, age, and standardization, a house like this is like a liquid currency, so it can be transparently and very quickly exchanged at a good rate.

At that pace back then we were overwhelmed with the attic, but to save 19 TE by skipping the expansion option? No, please.

With ancillary costs, upgrades, flooring, and 2 garages (plus 1 parking space) we ended up at 290 TE for 137 m².

I took a look at the settlements in Adelsdorf. I thought that in the 21st century, such settlements would no longer be built. I was speechless. Then I found an article in the meier-magazin from 2016, Städtebaulicher Größenwahnsinn that describes the problems of these settlements and why the community, formerly 8000 inhabitants, allowed something like this. Yes, I prefer to live in my "cage" with a 1.8m high, opaque fence.

With the overall package, yes, absolutely. What is missing, however, are larger communal areas and what annoys many is the almost inner-city parking pressure. There are around 30 public parking spaces – on 12 hectares and more than 500 houses. We noticed that right away and therefore took 3 parking spaces/garages. And one of them was rented out first: put a note on the garage door and within 2 hours 3 calls :oops:

The workmanship is basically quite okay – my sister-in-law also bought a house in Feucht in 2013 and has been very satisfied so far. Details were sometimes a bit sloppy from the sub-subcontractors, the most serious issues were the shed roofs, where nails were saved on and in a storm nearly a dozen roofs were blown off – on houses open to the weather side. This was reworked and subsequently worked on very attentively. Otherwise, these were rather minor issues that shouldn’t be blown out of proportion in individual cases considering more than 500 houses built. The inspector was only mildly bored and noted only some minor sloppiness in the electrical installation as justification for his existence. He said the risk is much higher in custom-built houses.
