Hello everyone, we are in the middle of planning our semi-detached house and would appreciate thoughts and ideas on our floor plan. We are a family of four (children aged 3 and 0), my husband currently works mostly from home. The house does not have a basement, we will use the attic and the utility room for storage. We decided against the classic floor plan with a utility room and guest WC by the entrance because we want light from three sides into the house and would like to use the west garden. We are very happy to receive further opinions and ideas, the architect of our construction company has offered relatively few ideas.

Why is the living space then located "upstairs" and not with access to Westgarten?

Yes, exactly, we have the southern half, at the bottom of the plan.

Floor area ratio: a maximum of 175m2 may be built on the entire plot
Building window, building line and boundary: see plan
Number of parking spaces: 2 per residential unit
Number of floors: 2 full floors
Roof type: hip roof, 30 degrees
Orientation: driveway is on the west

Anforderungen der Bauherren
No basement, 2 floors
Number of people: 2 adults, two children (3 and 0 years old)
Space requirement on the ground floor: open living-dining area, kitchen, utility room, guest WC, upper floor: two children's rooms, bedroom, home office, bathroom
Office: home office

Hausentwurf
Who designed the plan:
- Room layout by us privately, discussed with the structural engineer and architect of the construction company.
What is especially liked? Light from all three sides
What is not liked? Utility room accessible from the living room is not ideal

Thank you for the feedback. We wanted a covered terrace in front of the kitchen so that we can also eat outside in the evening and did not want to carry everything across the apartment every time. A smaller seating area is planned to the south or east to have coffee outside in the morning or similar.

Then think about your daily routine with two children. Which part of the garden will they use and which paths will they take? Don’t just think about your private cozy coffee, but about typical family life – with a large terrace in front of the kitchen, I boldly claim that the route for the whole family will permanently go through the kitchen. I would therefore place the living room there.
But maybe your family life is structured differently. Then it might make sense.
