Floor plan of city villa - What do you think about it?

Hello everyone,

we are building a single-family house, city villa style, with about 180 sqm. The floor plan is more or less finalized, but I would like to hear some opinions on what could possibly be changed or improved.
We also have the question of whether to include a children's bathroom or not.

I would be very happy to receive some feedback

The kitchen would be a bit too inconvenient for me to reach. The Kinderad is a bit narrow. I don't find the entire entrance situation optimal.

So I don’t think it’s bad at all at first. I like the solution with the dining room + many windows. The kitchen is not really my taste in this form but that’s subjective. I think you could gain a few square meters there. Almost 10 sqm for technology but there is no utility room for washing machine etc. how do you intend to solve that? How wide is the hallway upstairs on the first floor? The children's bathroom could indeed become a bit tight. In my rental apartment I had 1.76m, which was really the minimum. But maybe acceptable in favor of the children's room size. I’m also not a fan of a private balcony but I think you want a covered terrace.

Housekeeping room and technology are combined in one, washing machine and dryer are already planned there. The width of the children's bathroom is exactly 1.75 and the corridor on the upper floor has a width of 1.40 m. The width of the children's bathroom is really not optimal, but we can't find any other solution because we don't want to take away more space from the children's room?! We want to cover the terrace between the garage and the dining room extension with a gas roof, and access to the balcony would not have been possible for either child anyway, so to ensure no one is disadvantaged, there is only a private balcony for the parents.

I like it quite a bit overall except for a few minor things, e.g. the entrance solution. The slanted wall at that spot would always bother me. Also, the utility room would definitely be too small if a washing machine and dryer are supposed to go in there. Are there any other storage rooms for everyday items like toilet paper, paper towels, beverage crates, etc.?

In the bedroom, you run into the bed when you enter the door and you always have to walk all the way around the bed, either to go to sleep or to get to the dressing room.

The children's bathroom is really very narrow. The shower at that spot just doesn't work. If you have an 80 cm shower, you’re left with just under 75 cm in front of the shower for drying off and changing.

I would put a door to the hallway at the dressing room. Try to get into the dressing room with a laundry basket as it is now.

I somehow find an island in a closed kitchen a bit unnecessary. It’s always in your way. But well, that’s a matter of taste.

There is still some space for shelves above a few of the marked devices, and on the technical room side towards the living room there is still some free space; a cabinet or shelves, etc. will go there so that everything is optimally utilized. I think the technology is practically full all around now. That’s why we thought for a long time about whether to leave out the entrance from the garage to the technical room to have more parking space. But since I find it very practical, we have now planned it in after all. I’d rather not give up more space from the living room for the technology.
