Please answer the questions of all the people thinking along!
Insulation standard?
Heating system? If a fireplace is installed, perhaps only plan an inexpensive supplementary heating
Guest WC or second shower for possible guests?
....and please try to think and solve everything with old age in mind and apart from the current little kids playing with Lego.
For me, that would still be one room too many.
Maybe will get in touch, he has a compact bungalow with an open living area; they live as a couple and apparently also have "visitors" from time to time.

If it absolutely must be, then possibly a wood-burning stove with 3-sided glazing.

I’m already answering as much as possible.

    [*]KFW40
    [*]Air/water heat pump with controlled residential ventilation
    [*]Thermal floor slab with underfloor heating
    [*]Fireplace is a must
    [*]Construction company is local and does everything with its own staff

I have already detached myself from the children, even though it says "children’s room." One room can be an office, another for sports. So far, that is one room for us and it works quite well, though with compromises. Hence the idea to make it two rooms.

I would look forward to Nida’s suggestion.

So what now? Are we talking about 90/92 sqm, 4 walls and a roof on top, or 110 with an angle? In between are a few sqm and euros.

There was a request to show the floor plans with 3 rooms. These are naturally smaller. Angle was also a suggestion that was made, of course it works little with 90 sqm. I don't understand where the problem lies.

Should they set up a sibling shared flat there? They should first become independent and then they will move somewhere.

That is not relevant to the house but to the property.

The utilities have to be connected into the house. That costs your money, not the homebuilder’s.


Honestly? Build now: a bedroom with a comfortable bathroom and a large living room that suits a family and your wishes. Then a gable roof with a 30-degree pitch, where upstairs two children’s rooms with a small shower bathroom have space. That is the most economical housing form and offers a first or second residence as well as later space for the two of you. The children’s rooms under the roof would then be office, grandchild room, and sports room. That would be the most economical housing form that covers everything.
