Actually not. Both are identical. Typically, the granny flat is just smaller, while the "normal" two-family house has two normally sized apartments. The same rules apply to billing, termination, etc. in both cases.

I can fully agree with that. And in new construction, I would completely separate electricity, heating circuit, and water. So everything is operated separately from the technical room and sub-distribution / heating circuit distributor in the apartments.

Very simple consideration. You build a house so that you have your peace and, within certain limits, can do what you want, when you want.

And then you bring a tenant in when you're old? With all the disadvantages that comes with?

Or, in my eyes almost even worse, one of the children moves in. That is rarely healthy, neither for the children nor for the parents.

I would immediately turn the children's room into a hobby room, sports room, or whatever, I don't know. I could definitely think of something. :D

Regarding "separating": it is often not so bad when you do not want the noise from downstairs upstairs for example during visits. At least you get your peace then.



I have uploaded the two different floor plans as a single-family house and as a . In the two-family house version, the walls for separating the stairwell are inserted. In the single-family house version, they are not, and therefore there still is a "togetherness." You just walk a little further to the stairs and also do not have the view of the stairs from the living room (which probably seems less spacious because of that).

That's true, I know that from my own circles, but I also know the opposite side.



The disadvantages are the same as when you simply live in an apartment. Or are you thinking of other issues? The advantage of the option is that, for example, if there is financial hardship, I can see it as a personal security and maybe sleep better. Like insurance.
