Floor plan of a single-family house on a slope

Hello everyone!

I have been in the planning phase for our single-family house for some time now, but this is proving to be extremely difficult and complicated due to our plot of land.

Here is a brief description of our plot:
Orientation: South - North
Dimensions: 20m wide and 40m long
The access road is located to the south. Thus, our plot rises about 3m from the south (access road) towards the north.

We do not have a preferred layout variant for our single-family house. I am open to all ideas and grateful for every option to realize our dream house. Maybe you can help me with various floor plans and give some tips. We have already considered all variants (basement & ground floor, ground floor & upper floor)...

South orientation is not a must, as we are not sun worshippers and summers are getting hotter. We want nice, open and bright rooms and a garden in the south & north including small terraces.

Then please provide the site plan and the development plan with the building boundaries and neighboring buildings (Googlemaps). Is it a new development area or existing buildings? Is a roof required? Etc.

And first of all, the budget. Building the many rooms on the ground floor into the hillside – I don’t know if that’s such a good idea. What does the development plan say about the number of floors and height restrictions?

Hello!

Attached are the further details:

Site plan:



Unfortunately, there is no neighboring development yet. We are the first ones planning and wanting to start here.
A distance of 3m to the property boundaries (side and back) must be maintained. To the front it is 5m. We fall under building class 2 = 8m building height. This means we can build two floors above reference level.
It is a new development area and we require a gable roof with approximately 30° pitch.

We have no objection to a floor in the slope, but we definitely want a double garage (and this takes up a lot of space), through this we are already quite limited. And much sunlight is therefore no longer available in the basement. For this reason, we prefer a variant that is not built into the slope. (However, we are open to all ideas, including a slope variant!)

What is the reference point for the height?

Is there a height plan? Or from the [Geoportal] sections along the building boundaries above the 40m?

Your sketches do not comply with the 8m height.

Would you like to tell us the development plan? No link, that is not allowed here.

Is the ridge direction prescribed?
