Hello dear community,

we are a young couple (early 30s) and have a fairly large plot with a slope at the end of a dead-end street, but for cost reasons we want to forego the basement. We look forward to your critical feedback on our planning.

Development plan/restrictions
Size of the plot: 900 sqm (approx. 27x34 m)
Slope: yes (see picture of height profile)
Site occupancy index: 0.4
Floor area ratio: 0.8
Building window: 15 x 34 m, 6 m distance to the street
Number of storeys: 2
Roof shape: gable roof, min. 40° roof pitch (does not apply to garages and ancillary buildings)
Style: open construction, only single-family houses
Orientation: eaves side to the street (valley side)
Eaves height: valley side max. 6.50 m

Clients’ requirements
Basement: no -> cost estimate basement: approx. €90K without earthworks is too expensive for us
Storeys: 1.5 storeys (knee wall 1.60 m)
Number of people, age: 4 persons, 2 adults, 2 children
Room requirement ground floor/upper floor: approx. 160 sqm
Office: home office
Overnight guests per year: none
Conservative or modern style: mix, rather conservative
Kitchen: cooking/dining in one room; kitchen island possible, but not necessary
Number of dining seats: approx. 8
Fireplace: no
Balcony, rooftop terrace: no
Carport: double carport with storage room
Utility garden, greenhouse: yes

Further wishes/special features/daily routine, including reasons why this or that should or should not be:

    [*](Small) pantry is a must
    [*]Technical/utility room large enough to do laundry etc. (must compensate for missing basement)
    [*]Technical/utility room with outside access (dirt lock): due to gardening so that dirt does not always end up in the entrance area
    [*]Family bathroom with double washbasin (cheaper and more space-saving than parents’ and separate children’s bathroom)
    [*]Parents’ bedroom with separate dressing room (different getting-up times)
    [*]Possibly area for (small) storage room
    [*]Wish: in emergencies living on one level possible (office -> sleeping and shower/toilet on ground floor)

What do you particularly like? Why?
- Living room and dining area can be separated by a sliding door if needed
- Compact family bathroom
What do you dislike? Why?
- Staircase in the entrance/dirt area
- little storage space in living and dining area
- Only one skylight in the family bathroom -> ventilation with ventilation system sufficient?
- Bedroom in the southwest
Cost estimate: €450K
Personal price limit for the house, including fittings: €600K
Preferred heating technology: air heat pump and ventilation system

Are there photos of the surroundings and the property? A site plan with elevation details (contour lines) is also usually nice.

What does the development plan say about the addition and removal of soil and about retaining walls on the boundary? The reference point for the height has already been written by . Is the red line the existing structure? It goes steeply up 1.5 m right at the beginning.

Somehow something is wrong with your profile. If it is 5 m horizontally, it must also be 5 m in height. For you, it is 2 m but only 1.5 m. So it is even steeper.

If I correct that, then the slope to the carport is over 20%.

As I have said many times, a slope should not be planned DIY.

The surveyor hasn't been here yet. The elevation data is from the internet but should correspond to the current situation.

Here are two photos:
One from the perspective of the front door of the left neighbor and one from the street. The trees along the street are all gone now.

The development plan is from 1987; it says nothing about this topic.
The red line is the existing condition.

Since the property is relatively flat after the 1.5 m slope, we had planned to place the house on top of it. But from your opinions, I gather that this is not a good idea? Or are you referring only to the driveway to the carport? Placing the carport differently would certainly still be cheaper than building a basement.



Thanks for the feedback; now we have also noticed the discrepancy between the graphic and the text below.
The elevation profile is from an online portal. Let's wait and see what the surveyor says.

Somehow the street view looks familiar to me. Probably because there have been embankments directly at the road more often. How far must the carport be from the street?

I would plan the carport at the street and a path to the front door.

I don't like the floor plan. It has something of Tetris.

Take the living room, for example. According to the calculation, 15 sqm usable, but due to doors/traffic area 10.5 sqm.

The ineffective corner in the kitchen called pantry etc., on the upper floor the huge hallway but no storage room.
