Floor plan of a single-family house, 2 floors with basement, approx. 190 m², plot approx. 440 m²

Hello everyone,

we are still planning our single-family house and have been playing around a bit with a freeware floor plan program. We would like to have your assessment.

But first, the questionnaire:

Development plan/restrictions
Plot size: 440m²
Slope: approx. 2m over 20m to the east and approx. 2m over 20m to the south
Floor area ratio: no development plan available, development according to §34 Building Code: so floor area ratio 0.4
Plot ratio: see above: 1.2
Building window, building line and boundary: North (to the street): approx. 2m, West: 3m, South: 3m, East: 6m at neighbor’s house built on the boundary, otherwise 3m
Edge development: yes, neighbor to the east
Number of parking spaces: 2 garage and 2 in front of the garage for guests
Number of floors: 2 full floors
Roof shape: hipped roof (but everything is allowed)
Style: modern (but everything is allowed)
Orientation: garden to the south
Maximum heights/limitations: like neighboring development, high enough
Other specifications: none
Street: very narrow, dead end

Builders’ requirements
Style, roof shape, building type: city villa with hipped roof or gable roof with at least 2.00m knee wall
Basement, floors: basement, ground floor and upper floor
Number of persons, age: currently 2, planned 4

House design
Who created the design: DIY
What do you especially like? Why?: upper floor bathroom and bedroom facing the garden (close to the forest edge), separate entrance area with cloakroom so cats cannot run out the front door, laundry room on the upper floor
What do you not like? Why?: bathrooms are not stacked, therefore drains in the living room, but we accept that
Preferred heating technology: air-water heat pump with or without ventilation system

If you have to give up, on which details/extensions
-Can you do without: actually nothing :)

Why did the design turn out the way it is now? e.g.
We sketched our specific wishes and then made sure they fit in the built-up space.
What makes it, in your eyes, particularly good or bad? I hope it is comfortable to live in.

What is the most important/basic question about the floor plan summarized in 130 characters?
How do you like the floor plan? I can gladly explain what we thought about the special features if you have questions.
Would the drains in the living room be very noticeable? I think they could possibly be covered with furniture (possibly DIY). These black squares in the drawings are supposed to be the drains or vents.

I would like to present the design to various general contractors. An architect is not an option for various reasons. Please no fundamental discussions about why we chose against an architect and for a general contractor.

Because of the neighbor’s boundary development and the building authority’s statement that we must keep 6m from the house wall with our house, we want to place the garage against their house wall (with corresponding foundations, of course, so as not to exert pressure on their basement wall). The garage is about 1m lower than the house so that the slope from the street to the garage is not so steep. That is why I also made this corner part of the ground floor and basement so that you can go down a few steps from the front door to the garage. Possibly, there could be a passage to the garage at the staircase if the heights allow. The staircase is supposed to be a half-landing staircase, but the program cannot represent that. From the front door to the street, one could manage without steps; a ramp would probably suffice.

In the basement, there should be a light well in the utility room and hobby room and a light shaft in the guest room/office and bathroom. Guest room and office can be combined; it only needs a bed, a wardrobe and a desk.

Where is the massive and yet not exactly insignificant slope shown in the design? How much budget is planned or available for the house, the outbuilding, and the slope reinforcements?

I find the corner in the hobby room strange. What is the reason for that? Would it detract from the nice room with light, so workspace/office? Otherwise, as a layperson, I like it at first glance.

Hi : I have attached the empty site plan with the elevation points. So the slope isn’t actually that steep. Only the garage has to be about 1m lower than the house because of the slope. That’s why (and also because of other ideas) there is a basement, because if we were building with a slab, we would otherwise have to somehow support the excavation for the garage on the garage side. The slope bends stronger in the middle of the property, so about at the right side of the house. Everything further left is actually not much slope at all. The garden design, possibly with L-shaped stones at the southern border, will come little by little. I will add a picture later so you can get a visual impression. Otherwise, we already talked about the location and height of the house and garage in my other post (but I don’t know how to link that here). The budget for the house is up to 400,000; the first cost estimate from a general contractor is even below that. We would initially position the garage at the back and maybe build it later. It should just be planned and approved for now. Ancillary costs are planned at around €50,000. Hi : my partner wants as much hobby room as possible, and according to him he doesn’t need any windows (it will be his gaming room with a private “retro museum”) :-D I couldn’t do that corner any differently because of the room layout, and it’s not bad either; that would be his crafting corner. He already does this kind of work under a daylight lamp with a magnifier, etc., and he manages fine (we currently live in a basement and the craft room doesn’t have a proper window either...). Alternatively, he might make a vending machine corner there..... Most of his ideas are limited to this room; I was allowed to do everything else as I wanted :-D

Okay, then you are either building in a very cheap area or the first estimate is very inaccurate. We ourselves are above that with 160sqm without a second bathroom and a lot of own work.

A family member is currently building 160sqm turnkey with a basement for 500k. In addition, 100k comes for outdoor facilities for slope stabilization, light well, terrace, double garage, and driveway.

However, both are in Bavaria.

: The plot is in Neuwied (northern Rhineland-Palatinate).

It must be said that we will probably later be at 400k just for the house without external facilities, earthworks, and garage. One offer from the general contractor (with whom we had an appointment over the weekend) quoted us a fixed price of €346,000 for exactly the cubic meters of enclosed space including the basement living area. Turnkey. Of course, our earthworks will be added on top of that. For the basement, the company does the sealing and the TÜV inspects it, then our earthworks contractor installs the dimple membrane, drainage, sewer connections, etc.
His price includes tiles and sanitary objects in the upstairs bathroom and in the ground floor WC. That means the basement bathroom will of course come with an additional 5k. Electrical work will probably cost more too, maybe 5k. Tiles and painting in the rest of the house will probably also be 15-20k. Then here another extra, then another extra, and so on. So it all adds up. Although I do think that one general contractor actually already has a high standard according to the construction service description.

The house will be fully built with Ytong blocks. According to the survey, there is no water in the ground. I have already read that in the Ytong basement area you have to look carefully that everything is sealed, but I trust the house builder, the TÜV, and our earthworks contractor on that. And who knows if we will even live there for 20 years. We might have other plans for the future...

However, we still have a few other appointments with other general contractors in the next few weeks.
