Floor plan of a semi-detached house - Feedback desired :-)

Hello dear home builders,

next year we will also build a cozy semi-detached house with a basement, with exterior dimensions of 12 x 6m on a 275m² plot. There are already sloping ceilings on the upper floor, roof pitch is 45°.

We come to about 110 m² of living space plus 55m² of basement.

There are still two of us, a child is planned in 2 years. A larger kitchen/dining area was important to us because we often have guests.
The building applications have already been submitted. The floor plan is also mostly finished, but we would like to hear some opinions from the professionals since the planning and structural engineering consultation is still upcoming!

Hi, how high is the knee wall on the 1st floor? The dressing room with the slopes probably won't hold many wardrobes. Unless you have them custom made by the carpenter. Otherwise, solid thing. I think I would prefer the corner bathtub as a regular tub. There isn't much leeway, I think. Twins just aren't allowed.

Ah, error in thinking in my post. The 8.53 sqm will probably not be the green area. But the knee wall will probably be very low.

with 6 x 12.00 m there is not much room for planning ... only


You surely mean the construction plan meeting; with the structural engineering you are only indirectly involved and have only marginal say. The structural engineer puts in the effort to ensure that the cozy little house lasts for years.

You should still use this meeting to discuss the location of the bathroom in the attic. You will not be happy with it unless you take on some additional soundproofing measures regarding the pipes. The toilet drainage runs right through your living room; if you place the toilet on the opposite wall, the room in the guest bathroom below will probably become tight.

All in all, you certainly don’t have many options; especially since the building application has already been submitted. But the floor plan seems to me — at least concerning the location of the bathroom — not very well thought out.

I don't understand the entrance area yet. Do you always run around the garage to get into the house? Is north or south at the top of the plan? What is next to the house? Open space? Are there no windows in the bedroom?

wow already so many answers- thank you very, very much.

@toxicmolotow: these are the living area specifications, the floor area is as follows:
Bedroom: 13.03 m²
Dressing room: 7.21 m²

We are also not quite sure about the hallway on the ground floor yet, but we thought you could fit a shoe cabinet and a coat rack on the right and left!?

@kaho674: I think the knee wall is at 1.00 m.
In the dressing room I was thinking of clothes rails and dressers underneath. I always have the problem with normal wardrobes that I can't reach the "top."

The tip about the bathroom is really good; I never would have thought about that in my life. I had already considered slightly enlarging the guest WC towards the hallway because I do want a laundry chute.

@Wastl: North is at the bottom on the plan, and the garden is above, the adjacent street is below. That means the driveway is in front of the garage. We are also considering moving the garage away from the house and closer to the property boundary.
There is a roof window in the bedroom.
