Good evening, I am planning the construction of a multi-family house with 4 apartments about 30 kilometers west of Munich. The house has a planned size of 16x12.5 m and includes 4 apartments with 3 rooms each of about 75 sqm. In addition, a basement is planned. Room for heating, room for washing machines, storage room for each apartment. Unfortunately, the municipality requires 2 parking spaces for each residential unit. Plot: 600 sqm available House: solid construction with 2 full floors and basement Heating: air heat pump Ventilation system: yes Photovoltaics: planned What do you think of the floor plan? Suggestions for improvement and criticism are welcome. Best regards Robert

Basically, I don't find it wrong. I find the bathroom very small for a family bathroom. About 7-8m² would feel more comfortable. Does a tub/shower fit along one wall lengthwise at all? I can't find the dimension of the long bathroom wall. Otherwise, I would probably have trouble imagining the furnishing of the living area. Most families have a TV with seating / a corner sofa opposite it. I wouldn't know how to arrange that without putting something in front of the veranda door.

Thank you for your suggestions. Yes, the bathroom is indeed very small. So far, there is only the draft. No detailed plan yet. I haven't given much thought yet to how the furniture will be arranged, etc. I am now waiting to see if the [Landratsamt] approves the preliminary decision. The biggest problem is the parking spaces and the fact that the house may be longer than 16 meters. According to my acquaintance (civil engineer), who also drew the floor plan for me, instead of 3 meters, a 5-meter distance to the neighbor (north side) would have to be maintained. Unfortunately, that is not possible.

I would leave out the bathtub, hardly anyone uses it these days anyway. Plus near Munich, you should be able to rent the apartment out immediately as is. The floor plan is basically solid and also practical for an apartment with little hallway space. Personally, I would make both terrace doors operable so you can place part of your L-shaped couch in front of the right door. Also, in my opinion, the kitchen takes up far too much space from the rather small living room. A kitchen unit along the outer wall with 4m should suffice. Otherwise, the sense of space is completely lost. And the 8 parking spaces are obviously a joke from the municipality. I would definitely inquire again whether at least 2 can be bought off for cash. Because I am also missing a bicycle storage room for the tenants on the outdoor premises. Because who wants to carry their bikes/strollers/walkers down to the basement. I would also make the entrance to the apartments barrier-free (so from the other side near the parking space, judging by the slope). This way, you also appeal to a larger audience for the two ground-floor apartments (seniors, with money, looking for low-barrier living space).

And normally, the Bavarian building code applies to the distance areas, if the development plan does not specify anything (which I don't know in your case, of course). Then Article 6 paragraphs 4 and 5 apply. I would come to the following: 6.2 x 0.4 + 2.53 x 0.4 ~ 3.5m. Unless paragraph 5a applies to you. Although I hear about this regulation for the first time and find it completely absurd. And I would also make sure to plan balconies as large as possible with a depth of at least 2 meters. Because since Corona, more outdoor space has become significantly more important to many tenants.

It's called the 16-m-privilege as far as I know... I have to ask my acquaintance again.
There is no development plan.
I agree with you on many points. The kitchenette must be on the wall that divides the apartments.
A larger balcony is also good, but it could become a problem, as otherwise the tenants would almost be sitting on the street :D

I have planned an outside door on the east side to the basement. There, the bicycles can then be pushed into the basement.

The municipality is not willing to negotiate regarding the parking spaces. However, I will probably only build 5 parking spaces and the remaining area will be lawn. It can then be used as a parking space in an emergency ;)
