In advance: I think it’s nice that there are so many different opinions and I appreciate every comment and opinion.

We have looked at some floor plans and tried a lot of things out. Attached is our first floor plan, which we created together with a general contractor (Version 0). After the general contractor tried to explain to us that our property only requires €7k in filling costs, it became clear that we needed an architect. What I want to say is, we have already ruled out the idea of the kitchen in the south and a closed/separated staircase.

Staircase and kitchen:
My parents have a semi-detached house, my parents-in-law have an end of terrace house. Maybe that’s why there is no aversion to an open staircase or a kitchen that is not directly adjacent to the terrace. Yes, it’s loud upstairs when the TV is being watched downstairs and the doors upstairs are not closed. Now just imagine the living room with 2 additional doors (stairs down, stairs up)? For that, there are doors upstairs.

We currently have a ground floor apartment with a terrace and garden. The kitchen is the farthest away from the terrace and that doesn’t bother at all.

Children in the living room/peace and children’s room size:
15 years ago I had a student room with 13 sqm. So 12 sqm is more than enough. What am I supposed to do with two 18 sqm rooms afterwards? I often see children’s rooms with 20 sqm and just wonder why?

I’ll just say it as it is from my point of view: if I want peace, I don’t need children. I am 100% a dad until the children go to sleep, there is no peace or relaxation (2 boys after all).

Swapping the living room with the kitchen doesn’t help either.

I am an adult son myself, and when I visit my parents for a long weekend, I also sometimes walk through their living room in my underwear (not nudist). After all, they are my parents. That’s how I see it with my children too.

Why shouldn’t I lounge on my sofa in jogging clothes when friends come over? (Of course, this is not possible at the moment because the friends are about 6 years old but it will be later. I don’t have to be representative 24/7.

The feng shui comment would please my wife, do you have details? That’s not really my area.

The shower is just an emergency shower (currently 1x1m, possibly 90x90cm?), in case the kids (then older) and we at some point get the idea to shower simultaneously (and separately) in the mornings or evenings.

Mmh, I’m curious whether your 13-year-old daughter will still see it that way when she rushes past you with her girlfriends or new lover.

It obviously has the huge advantage: no one can sneak in here. Oh, that’s bitter for the kids.

I have 2 boys. Men/boys are simply wired there, I think.

It doesn't matter if boy or girl: at some point they go through puberty and bring friends home whom you either don't want in the house or say on the stairs to your own child: the beer belly lounging on the sofa, I really don't want to see something disgusting like that on you. Or: your mom looks really old without makeup.

I'm pro open staircase, but everyone needs some intimacy on the sofa. Or do you lie down in bed right away if you feel uncomfortable or impose a visitation ban? Are you always healthy and well-groomed and receive everyone as family??? Topic small children's rooms: I would probably move the study to the basement: that relaxes the rooms upstairs

Brief greetings

No, I have no idea either. I just heard that feng shui beds shouldn't be placed crosswise in front of the door.
