Floor plan for 11m x 8.25m, ok?

Hello everyone,

I actually want to keep it brief, as I would otherwise probably ramble on.

Today we received a second draft according to our architect's specifications. My concern is to catch major mistakes in the room/window planning that I might not notice at first or second glance. We are personally very satisfied with our floor plan.

Framework conditions and specifications.

- 2 children (4 & 6 years old) are present. No more strollers should be added
- 2 full floors
- Living area on the ground floor larger than 50 sqm and few walls
- Hallways/foyers as small as possible on the ground and upper floors
- 1st draft was 147 sqm without basement. Since the 2nd draft with basement became necessary (we underestimated the slope), the house had to become smaller, thus now approximately 137 sqm plus basement (69 sqm)
- 3rd children's room for a possibly unplanned child. Otherwise office/hobby room, etc.
- Pantry
- Shower in the guest bathroom, in case everyone wants to get ready at the same time in the morning
- Wardrobe for "out of sight, out of mind" things
- 2 x 3m sliding lift-and-slide doors at our own request. Even though the architect said that the window symmetry towards the south would suffer. Which is currently the only "unpleasant" thing. Perhaps 1.76m wide windows upstairs would be a solution?

Nothing else comes to mind right now...
So I am looking forward to feedback.

No, everything is exactly right. Regarding the windows - great praise for the well-coordinated formats all around - it has been achieved, despite different formats top and bottom on the garden side, to create an excellent balance between "standing out from the crowd" and "harmonious coordination." This gives the house a spark without trying too hard to look casual. Overall and all around a great design: economically buildable without looking shabby. The simple, but in my opinion not too plain concept makes the house appear more elegant than the floor area would suggest - after all, it has dimensions comparable to a semi-detached house. A "basic" that can also match larger neighboring houses. The architect knows his craft.

I would probably move the window of Child 2 further to the left, flush with the left sliding door.

This precise alignment as a whole does not fit; the left window could easily break the row and adapt to the sliding element.

I don’t like the entrance under the carport. Can the carport be moved further down on the plan?

I would arrange the stove opposite the sink. Then when cooking, you have a view outside and to the TV [emoji2] I have that too, planned it that way on purpose and enjoy either the greenery or the cooking shows [emoji6] while cooking.

Basically, I would swap the living room and kitchen, extend the wall at the stairs – that creates a short path from the entrance to the kitchen, and from the kitchen to the terrace. And very importantly: you don’t disturb any family member who has retreated to the sofa. The sofa would be out of the traffic area.

Swap tasks with Child 1, adjust size of Child 1. ( > 12sqm) If necessary, store doors in 45-degree walls, probably no other way.

Thanks already for the feedback.

The work room should actually become Child 1’s room, it was also planned in the first draft. Exactly one bed/couch fits into the niche of the child's room. Rounded up it is 12sqm. More is not possible with the external dimensions.

In the first draft there was a 45-degree wall with a door. But it was changed for some reason. I didn’t ask because I didn’t find it bad. I will inquire about it.

The stove will definitely be positioned differently. It was never planned like that.

The carport is exactly in the building window, so no shifting is possible. The door under the carport is at my own request. I want to get into the car with dry feet, and also save myself an extra roof for the door.

We asked the architect if it makes sense to move the house closer to the street to get more garden. However, he said there is a chance of "digging into" the street.

I understand the comment regarding the kitchen’s position. That’s why the terrace wraps around half the house. We simply did not want to waste the nice south orientation on the kitchen.

Are 1.51m windows actually the standard size for windows?

1.51... yes, narrow 2-leaf standard windows. We have 2 meters - I think wider looks more elegant... it would also fit your place, but takes up a bit more space.

Edit: I have to correct myself, standard no longer exists... windows are ordered as needed for your house.
