It was important to us to have two workspaces, as we need them occasionally. We also often have overnight guests, i.e., the work/guest room on the ground floor must be accessible separately (via hallway) and close to the guest WC.

Developed by us over weeks by alignment on the plot and daily routine or usage requirements.
What do you particularly like? Why?
Large living area facing the garden, bright stairway with east orientation and connection to the living area (stairway not next to the front door), large children's rooms, garage access to the house.
What do you not like? Why?
Too much circulation space, washing machine and dryer in the ground floor utility room
Price estimate according to architect/planner: approx. €550,000

Why did the design turn out the way it is now?
Through consideration of our own usage wishes. Starting with the orientation of the house to the cardinal directions.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
The design is basically as we wish, except for the hallway area and that there is no space on the upper floor for a small room for washing machine and dryer. Not all wishes are probably feasible, but maybe you have suggestions and tips for us. We look forward to all answers!

Quick question: Is the entire property visible on the site plan or just a part of it?

The entire property is depicted on the site plan. To the east is the street, to the west the field edge and neighbors, to the north and south.

I would make sure that Child 1 also gets a south-facing location.
Since the bathroom upstairs is better placed above the utility room and WC anyway, a swap would be very possible. At the same time, I would swap the hallway and the stairs. Access to the WC would then be opposite the guest room door. I expect this to result in cleaner corners (the wardrobe and guest room access are somehow a bit fiddly at the moment. This can be arranged more neatly).
However, due to the depth of your house, you somehow have an excess in the middle, whose square meters could perhaps be better used. For example, the bedroom is already very large... the hallway is wide, but the entrance is narrow. I think you would manage the square meters and wishes better if you shorten the house width/depth a bit and make it a bit wider instead. Half a meter up to a meter could help. Then you could probably also have a small utility room upstairs. The freezer room is quite small, in my opinion too small for stuff with four people. Shifting the stairs (see above), then you could possibly also rotate them and give yourself a bit more space.
You would have to try everything out to see whether one or the other change offers added value.

Hello ypg, many thanks for thinking along and the suggestions. Good idea about the house proportions, unfortunately the external dimensions are already contractually fixed with the house construction company, so we can’t change anything there. I think that’s why now it’s all about fiddling inside... but we would like to see what optimization is still possible... Turning the stairs is an interesting idea and a good impulse. When swapping with the hallway, the dormer and the external roofing are attached. But I’ll try that anyway. Maybe it will create new impressions again, I’m curious. We would also like to swap the bathroom on the upper floor with the children's room. Unfortunately, then the children's rooms become too small...

Ah, ok. Are you sure that nothing can be changed if the square meters remain the same? I would ask again. Otherwise, one/we must accept it as final. The bay window could still be moved at the entrance…? In the attic, will there also be living space created? Regardless, it should definitely be practically accessible, right? You could work with a fixed staircase, but that would mean even more changes. I’ll try working on the computer in the next few days, working on the phone doesn’t work that well :D
