Hello!
What do you think of this first draft for our single-family house?
How could it maybe be better divided so that the rooms roughly keep their size (maybe the bathroom downstairs 1-2 sqm smaller)?
Or how could it be done better?

Line drawings are always quite unsuitable for floor plans because the wall thicknesses are not taken into account. Your floor plan will result in external dimensions of 11x9 m.

Your staircase will work very poorly at 280 x 120 cm.

Furthermore, many details are missing such as the north direction, number of floors, possibly knee wall height in the upper floor, site plan of the property.

I find line drawings ideal for the initial idea generation. Overall, a standard floor plan. I am missing a wardrobe and space in the hallway, and I would rather combine the storage room with the utility room. Possibly move the stairs away from the front door, or where is the staircase? I haven’t quite understood the doors yet, but they aren’t very variable in this floor plan anyway. Is it still just one child?

For the initial idea generation, a sketch is sufficient, which then gradually becomes more precise.
But here, if you follow the progress of , there is already a standard house or offer on which this sketch is based, so only details need to be corrected.

A line drawing is not enough for that!

: there are valuable tips here in the forum that you can find with just a few clicks. But of course, you also have to click on and read other reports and topics from others sometimes.

You are now posting in a subforum, where, for example, there is an attachment and a kind of instruction manual for designs. Clicking on and reading it will take you 5 to 10 minutes. You will save yourself significant time by following it, because then we can respond to you and you will get the help you expect.

We have a similar layout on less floor space (plus a 2nd floor). It works. On the ground floor, the statics are a bit more complex.

With realistic wall thickness and a functional staircase, however, you will lose significantly more space.

it is also only an approximate floor plan - whether it is feasible as such.

How much space do I have to plan for a half-turn staircase?
It should remain for one child.

yes, we have already received an offer, there we also only specified this "line drawing" and have not received any other drawing yet - we would have to pay 500 euros in advance (this is waived if a contract is concluded) or sign the contract first.
The offer refers to a 154 sqm house with approx. external dimensions of 9x11m, which we can then design ourselves.
I can only roughly draw it by hand and not represent it graphically.

It is about whether the room layout is realistic and doable as such, or if something can be done better.
Unfortunately, the room size does not yet match the exact sqm. We are currently in the process of finding the layout.
For example, I did not know about the staircase and will now plan it differently.
