first of all, thank you all for your responses! :) Unfortunately, we have only just now gotten around to replying...
Here are a few background details:
-We are aware that garage, carport & terrace will be tight with the budget (still, thanks for the tips) – we had planned to get everything approved together with the house and then add it later by ourselves.
-@Sunshine387: Regarding the local heating: lower acquisition costs, availability since the network already exists, and since not yet 100% of the electricity is generated from renewable sources, we find it ecologically reasonable.
We completely agree with you about the entrance area, but enlarging it would be at the expense of the utility room, which is already quite tight.
We really like the location of the utility room because it results in short line lengths to the street and it is located directly beneath the bathroom on the upper floor.
Reducing the >5sqm pantry to 2sqm as suggested would also be fine for us; we will think again about how to use the newly gained space in the right place (keyword wardrobe/entrance or utility room) – then the mother-in-law will probably have to find another spot :)
We have reviewed the floor plans for orientation and have also already looked at many floor plan options from various prefabricated house manufacturers. Unfortunately, there are always 1-2 points that we don’t like at all and have no solution for. Mostly, the stairs and/or the WC/shower bathroom have access through the entrance area, and even if this area is now just as warm as the other rooms, we actually wanted these two things, if at all possible, to be in the living area – partly also because both are used very frequently and there tends to be more dirt with shoes, etc. in the entrance.
We wanted to solve the issue of the bathroom’s proximity to the kitchen in the meantime with a wall and an entrance from the hallway into the living room, as "ypg" suggested. However, we are still puzzling over how we could place the chimney then...

We have already implemented the tip about the door to the utility room, thanks ;)
And yes, our draftsman has been retired for a few years now (funny actually that you can tell that from the floor plan), he was a construction manager for 20 years and is a trained master bricklayer. Many plans from private and industrial clients in our region go over his desk.
