Floor plan design for a single-family house on a large plot with a slope location

Hello dear forum,

we look forward to your input for our planning. The plot is fixed, the design, the construction type (solid/wood frame), and the procedure (general contractor, as client) are still completely open.
Below you will find our questionnaire; I hope it is complete and not answered too extensively.

Development plan/restrictions
Plot size: 1000 m² buildable area, total 3600 m² including forest and meadow areas
Slope: slope is present. About one story height rising from the street (north) towards the garden (south)
Floor area ratio: unplanned inner area, depends on surrounding development
Gross floor area ratio: unplanned inner area, depends on surrounding development
Building window, building line and boundary: building possible up to the southern edge of the currently existing building
Edge development: see pictures
Number of parking spaces: two garage spaces for us, two garage spaces for the neighboring father-in-law to be built on our property, so a total of two double garages
Number of stories: surrounding buildings are 1.5 stories high with gable roofs
Roof shape: gable roofs or half-hipped roof
Style: none present
Orientation: north-south
Maximum heights/limits: height of neighboring buildings is unknown

Client requirements
Style, roof shape, building type:
We like the Mediterranean style and would probably most likely opt for a half-hipped roof with a north-south orientation. Stylistically, we actually find a flat hipped roof in the Tuscan style the most beautiful, although the question here is whether this can be combined with 1.5 stories and sufficient living space.

Basement, stories: Our idea would be to have a basement at street level and the ground floor with the living area at terrace level. However, it should be noted that the surrounding buildings had problems constructing basements due to the rocks. The garage or a double garage would possibly be integrated into the basement. The first upper floor would then be the sleeping area, probably as a half-story due to the attic slope of the other buildings.

Number of persons, age: Currently two persons (mid-30s), with two children planned.

Space requirements on ground floor and upper floor: The ground floor should accommodate a large kitchen that can be separated from the adjoining dining room by a sliding door. In addition, there should be space for a large living room, a storage room, an office, and a small bathroom with a shower (about 100 m²?).
The upper floor should provide space for a bedroom with a walk-in closet, a large bathroom, and two children's rooms. We would like to install a sauna in the bathroom. Overall, it would be nice if we could also accommodate a guest room and a fitness room (basement?).

Office: family use or home office? Home office, one person

Overnight guests per year: estimated ten/year, since the plot is quite rural and not accessible by public transport. My parents would probably use the sleeping facility more frequently.

Open or closed architecture: The rooms in the living area should flow into each other, although we would like to separate the kitchen with a sliding door. A long hallway of kitchen, living room, and dining room as seen in many designs is not so attractive to us. Therefore, we would rather choose an "L solution."

Conservative or modern construction: rather conservative (see above)

Open kitchen, cooking island: A large kitchen is very important to us since we both enjoy cooking very much. It should have a cooking island with bar stools and a view of the garden and the living area.

Number of dining places: in the kitchen 2-4 at the counter. Our dining table has space for eight persons.

Fireplace: basically very welcome in the living area, as there is also a small forest with enough wood available. However, we are unsure to what extent this makes sense energetically and ecologically with KFW 55 construction and underfloor heating. In principle, a gas fireplace or similar would also be conceivable for us.

Music/stereo wall: Sonos speakers are available and would be integrated.

Balcony, roof terrace: in our opinion, not really necessary with a large garden.

Garage, carport: two garage spaces for us, preferably with direct access to the house. Since the current double garage of the father-in-law stands on the property and will be demolished, we have agreed to build a new double garage for him on our property, so a total of two double garages are to be built. Possibly, we would also build an additional carport, as this is more practical especially in summer.

Utility garden, greenhouse: In front of the kitchen, we would like to have some raised beds with crops. Due to the size of the property, another utility garden with, for example, fruit trees would also be possible further away.

The kitchen represents the most important part of the house for us, so we would orient it to the south with direct access to the terrace. Adjacent to it, separated by a sliding door, we would establish the dining room. Behind it, so not directly facing south, the living room is planned. A large open design is important to us. However, to prevent this from becoming uncomfortable, a certain spatial structure should be present. Also important to us are the large south-facing windows in both the ground and upper floors, which should provide a nice view of the adjacent forest and fields. If our budget allows, we would also like to build a swimming pool in the garden.

What do you especially like? Why? Large open kitchen oriented toward the south, as well as a large open dining and living area that is visually somewhat separated.

What don’t you like? Why? We are still unsure about the layout of the upper floor and the staircase orientation. Furthermore, we are uncertain whether it makes sense to place the entrance area in the basement, i.e., street level, or on the ground floor, which would probably be more visually appealing but would require a larger outdoor staircase.

Price estimate according to architect/planner: between 450,000 and 700,000

Personal price limit for the house, incl. fittings: We would actually like to manage turnkey with 500,000 €, but we will probably have to make some compromises for that.

Preferred heating technology: Geothermal energy and additionally solar thermal energy

If you have to do without, on which details/extensions:
-can you do without: sauna in the bathroom, walk-in closet, fitness room, separate guest room (possibly we would put a sofa bed in the office), inground pool
-can you not do without: large kitchen with cooking island, large bathroom, home office, large south-facing window front

Why is the design like it is now?
The design is our own. We have also had some example designs made by prefab house companies or an architect. So far, we have to say that we somehow like our own, slightly revised design best.

What is the most important/basic question about the floor plan summarized in 130 characters?
The question is whether we should build a basement despite the probably existing rock. Or how else we would compensate for the height differences on the slope to keep the living area at garden level. The upper floor would somehow have to be planned with slopes or dormers. An architect also brought split-level into play due to the slope, but we are quite uncertain about that.

500,000 euros for a hillside house over 200 m2, 2 double garages and a wish list a page long (sauna, pool, fitness and so on)??? I think there’s no point in discussing the floor plan - you first have to calculate how many m2 you can build on this plot with the budget.

Both the wishes and the budget are certainly adjustable.

I perhaps should have explicitly mentioned that a recessed pool would not be included in the house budget.

Let's put all the wishes aside for now! But:

Where is the slope visible in the design?

Then the entrance area virtually hangs outside in the air, since the basement floor is underneath.

How is the half floor constructed in your case? Knee wall? Roof pitch?

Where are the roof slopes? Where is the 2-meter line? There are no roof windows; instead, vertical, normal windows are present. So that cannot be correct. How does one ascend the stairs on the upper floor? Does one hit a sloping roof or a windowless wall? If the ridge is perpendicular to the street, the gable has no windows. If the ridge is parallel to the street, among other things, the stairs and doors at the top of the plan do not work.

I actually see only one way: to create a down-to-earth room program and then go to an architect who is familiar with slopes. Currently, you are at €500,000 with standard equipment plus €100,000 for the basement.
I estimate additional construction costs at around €100,000. Garage, terraces, etc. will be extra.

Is the property developed?
There is an driveway after all,

4 parking spaces downstairs. Carport instead of garage. Garage is not possible with that budget.

House higher so that the rock is not a problem. This will get really expensive if the excavator can't continue. 500 is unrealistic for the plan, 700 is terribly tight.

Regarding the floor plan
How is the entrance accessed? Via a rope ladder?
Wardrobe missing
Realistic furnishing of the ground floor to scale

Attic roof slopes not considered.
Master bedroom out of the south.
