Why not? - we are talking here about less than one third of the eaves length, and your development plan also does not seem to specify ridge directions. The question seems worth asking to me.

I don't know about others, but I can hardly see anything on your development plan. How wide is the property? How large is the building envelope? Is edge development allowed? Is there maybe a high-rise building at the back in the garden, or what is that?

I would rotate the current plan, including the garage, 90° counterclockwise and then mirror it if necessary. But unfortunately, I don't know the building envelope.

You are not alone.

I wouldn’t know which plot is where, nor the street, let alone the dimensions.

So the building envelope is almost the only thing you can actually recognize there, probably 13 m deep. Where a street is cannot be seen. The plot was probably divided; according to the plan at the point where its boundary crosses an existing building standing transversely on four plots (? ? ?) - this is probably more a picture puzzle or a collage of all kinds of lines and symbols, like those found in development plans. It does not create any clarity.

So, the development plan is from way back and unfortunately does not allow for more. The plot is 17.5m wide and 34m long. The building line is set back 5m and is 15m deep. Ridge direction towards the street. Edge development permitted. I cannot say what is drawn at the back in the development plan. The local conditions are different (existing property will be demolished):

From when is it? - I would think three and a half times about a demolition including an intact basement, especially since the dimensions here look comparable to the desired house. Therefore, I would consider whether the alternative "construction from OKKD" might have charm.
