Floor plan design for a new single-family house - 610 sqm plot - opinions welcome

Unfortunately, I was no longer able to edit my previous post, so here again, including the floor plans and with better image quality.

Good day.
We would like to build a single-family house on a 610 sqm plot in a new development area. We have already given this some thought. Meanwhile, we have been able to filter and refine our wishes. At the current time, the question arises whether we have overlooked something or whether there are any suggestions for improvement.

Bebauungsplan

    [*]Site coverage ratio 0.3
    [*]Floor area ratio 0.8
    [*]Number of parking spaces: 2
    [*]Number of floors: 1
    [*]Brick masonry
    [*]Roof type: gable roof with 45-degree pitch

Requirements/ Wishes of the builders

    [*]Family with two children
    [*]Living area around 200 sqm
    [*]Target energy efficiency class KfW-40 EE (hence the wide exterior walls)
    [*]Space requirements on the ground floor: kitchen + pantry, open living-dining room, guest WC, utility room, laundry room with access to the garden, study/guest room
    [*]Space requirements on the upper floor: 3 bedrooms, 2 bathrooms
    [*]Two children's rooms approximately equal in size with at least 16 sqm each
    [*]Fireplace, preferably U-shaped and as a room divider between dining area and living room
    [*]Utility room for heating system, heat pump with hot water storage, photovoltaic system with battery storage and ventilation system with heat recovery
    [*]Double garage including workbench
    [*]No basement, as the groundwater level is too high
    [*]Air space for better lighting of the ground floor as well as for the central hallway area on the upper floor desired, preferably a closed air space (for more privacy in the living area and to avoid cooking odors in the bedrooms upstairs)
    [*]From the master bathroom there is a laundry chute that leads to the laundry room
    Current challenge
    [*]Feasibility of the ceiling construction in the living and dining area with the above walls on the upper floor (question for the structural engineers)

Ok... a second post. You don't need to stage a third one for expansions, because the same applies here: please fill out the questionnaire and upload photos as a common file directly here in the forum: no one wants to download your floor plans or open them in other applications,

The floor plans lack dimensions. The view upwards into the airspace towards the piano corridor would remind me of the view from the production hall to the foreman's office ;-)

Apart from the image format, which you first have to download, I must say that I really like the floor plan for the ground floor. More or less like this is what I could imagine for us. It offers almost everything I want for the ground floor except for a place for a buffet in the dining area.

Edit:
In the upper floor, two things catch my eye:
- why the open space when you could use the space for another room?
- no shower in the master bathroom? Then you would always have to go to the children's bathroom to shower? I find that a bit impractical.

In the upper floor, what stands out to me are especially the many "botched corners" (what that means is gladly explained by ), which on paper bring more square meters into the rooms, but in reality are hardly usable (e.g. in the children's rooms). I would advocate for a clearer structuring on the upper floor.



P.S.: I don't understand the windows from the piano room to the airspace. Why windows? They probably do not suffice as soundproofing. Why are they then still different sizes? If airspace is necessary, then better open or possibly fully glazed or simply another nice room ...

Is the garage allowed to be there? Normally it must be at least 5 m away from the street almost everywhere. If the drawn lines are the property boundaries, then it is rather only 3 m.

Dimensions in general would not be bad!
