Floor plan design for a narrow plot

Hello everyone,

we are currently at a standstill with the planning of our house. We bought a plot of land last year. The dimensions are 15m x 45m. The first 20 meters are building land and the rest are green strips.

We have now completed our first draft (see attachment) with the hope that, with the neighbor's signature, we could extend our boundary construction from the allowed 12 m to 15 m. Unfortunately, he no longer wants to sign this. So we have to replan.... That's where the problem starts ...
Here are some measurements:

Garage 8x6m

Technical room / utility room 3x7m

We do not want a basement. The first idea was to rotate the garage by 90°. However, the garage would then collide with the front door. Or the garage would have to be made one meter narrower. However, 7 m is very narrow for 2 cars.

Now I hope you still have a good idea We want to keep the floor plan of the house itself, as it exactly matches our ideas.

Why does the entrance have to be at the front? Double garage in front of the house entrance and storage room, the entrance from the side in front of the technical room, make it a bit shorter.

thank you for the quick idea.

We had the same thought. However, we decided against it because the visit always has to go through the [Technikraum]. Since the laundry etc. is also to be dried there, it would always be open and possibly in the way...

Do you have any other ideas?

Is the windowless toilet intentional? Personally, I wouldn't want that...

To what extent "the first 20 meters"? What about a clearance area to the street? It’s best if you draw the site plan with the building envelope including orientation. If you want to be shown alternatives, you should refrain from statements like "the house is actually fine like this," the storage room must be 3x7 (who on earth needs 21 sqm for storage and utility room?) and "the garage must." There are almost always better alternatives—if you just allow them. This also means that everything may have to be changed if necessary, even if it is only to disentangle client requirements. In this case, I see no condition that the storage/utility room must be built on the boundary. Well, you can do that, but what about the thermal envelope, for example? You are allowed to put outbuildings on the boundary, but not the house, and the storage belongs inside the thermal envelope, so then it belongs to the house!? Who could clarify this here? Also: what others plan too little, you plan a bit too much for storage and ancillary areas: there would be 1 meter (about 7 sqm) added to the garage width, then 19 sqm storage, 4.5 sqm storeroom... we are at 30 sqm of storage area plus space under the stairs plus a good wardrobe (Top [emoji2]). In this respect, some dimensions could be questioned [emoji2]. On the narrow plot, I would probably plan a narrower house.
