Floor plan design city villa, shallow-pitched roof

Hello everyone,

slowly but surely we are getting a bit frustrated with the floor plan planning and need some different opinions/ideas.

Now to the most important details:

In the attachment you can already see the xth draft from our possible construction company.

City villa, flat roof or low-pitched roof max 10 degree roof pitch and green roof, which we want to have executed as a hipped roof.
Due to the building window, our house can be max. 8.50 m wide. 130-135 m2 of living space should be achieved.

Conditions ground floor:

- Side entrance on the east side with adjacent carport, possibly also south side
- small hallway (wasted space)
- utility room should be at least 9 m2 large
- staircase preferably as drawn or half-turned (maybe with storage room)
- guest bathroom with shower
- coat niche
- the kitchen should be more or less divided as shown on the floor plan
- fireplace is unfortunately incorrectly positioned. The couch is actually supposed to go there. According to the construction company, this is apparently not possible otherwise in the city villa.

On the north and west side we have a beautiful field and accordingly windows on these sides as well.

Conditions upper floor:

- Walkaround bedroom/dressing room/bathroom, whereby the bathroom must also be accessible via the corridor
- For the bed we need at least 3.80 m space and we have about 6 meters of wardrobe (Ikea Pax) to be accommodated
- Study
- Children’s room

Maybe you have a few ideas on how to optimize this floor plan. We look forward to your ideas.

A mixture of many examples from various magazines...
What do you think makes it particularly good or bad? no original ideas from the planner

I find the dressing room with a good 15 sqm rather wasteful for such a compact layout. Why not put the wardrobes against the wall instead of as an island? Then you could still put a bench or something in the middle.

The upper floor needs to be completely redesigned. Bathroom / dressing room / bedroom are extravagantly large overall and consume too much space, without appearing generous or being practical at all. Start with a redesign of the upper floor and work your way down to the ground floor.

Dressing room is according to plan 11.7 sqm. But in a 130 sqm house I would always plan without a dressing room. Bathroom upstairs is also too big for the house size, especially since there is already a 6.5 sqm shower bathroom on the ground floor. And on the ground floor maybe the kitchen on the north side in favor of the living/dining room then in the brighter southwest. But without a view of the property hard to judge.
