Hello everyone,

after extensive reading, I would like to introduce you to our floor plan and perhaps receive some hints on what should be changed or improved.

Development plan/restrictions
Plot size: 485
Slope: no
Site occupancy index: 0.35
Floor space index: 0.70
Edge development: orchard to the left, new building to the right
2 garages
Number of floors: 2
Gable roof
Orientation south
Maximum heights/limits: 11.50 m
Eaves height: 4.50 m

Owners' requirements
Basement, ground floor + attic
Currently 2 people
Home office
Open or closed architecture: open
Conservative or modern design: modern
Open kitchen, cooking island: open
Number of dining seats: 4
Fireplace: no
2 garages, carport
Request: straight staircase

House design
Who created the plan: Architect according to specifications
What is disliked? Cloakroom in the entrance area
Price estimate according to architect/planner: €360,000
Preferred heating technology: geothermal

What we are currently practically still considering is basically rotating the ground floor, i.e. kitchen in the plan to the right and living area to the left, so that all pipes can run on one side. Originally the attic was the other way around, but we found it nicer to have the bedroom facing the green meadow instead of the neighbor. The landing area in the stair descent is essentially intended for beverage crates but is an open option.

The access to the living room is horrible!!! The kitchen is too small! And where is north, where the street? And then please furnish the children's rooms once the beds have grown, with a wardrobe plus a shelf ... Argh, and what has to be carried through the kitchen from the basement? It's really not my thing: we also had a basement staircase in the terraced house that was accessed from the dining room. You really couldn't use the basement for bikes, garden stuff, etc. because of that :(

Args, north indication missing. Living room has a south/southwest orientation, entrance in the north with a secondary street coming from the west leading to our property.

I certainly will not carry bicycles or anything of that sort through the basement. For that, the garage extension or a whole garage must be used. For that, an outside staircase would be needed, then it would only be necessary to clarify how we solve the issue with the high groundwater and especially where to put it. The point about the children's room is a valid objection, let's see what ideas we come up with.

Hello,

the wardrobe is small and difficult to use because the shower takes up the space. You can practically only use the front corner. If you go to the living room on the right, you first have to go through a narrow small corridor. It does not look inviting at all. Sitting on the sofa, you also have to turn your neck quite a bit to watch TV. When you go up the stairs, you stand in a dark hallway and always have to turn on the light.

Reminds me again of Viebrockhaus or the Jette-Haus with the impractical central staircase.

It is basically a pity that you cannot walk around the house because of the attached garages.

Do I understand correctly that 2 urinals are planned? ^^ I would remove the niche for the shower on the ground floor immediately because it makes the wardrobe very impractical. I also find a toilet next to the urinal suboptimal. When sitting on the toilet, you have the urinal right next to you at head height. Even with great cleaning effort and a urinal lid, I don’t find that very inviting. But that’s a matter of taste. I like the idea of the staircase in the middle, but it’s completely impractical. I would probably stumble over it with every second grocery trip from the front door to the kitchen because it extends far into the entrance area. I looked at pictures of the Jette houses Yvonne mentioned, and the entrance really looks great there. However, that’s only because all three of those houses are wider than yours. The corridor with 1.10 m is absolutely enough, but it doesn’t really suit the grand appearance of the entrance with the staircase. Living/cooking/eating is almost 57 m², which is not exactly small, but somehow not really practical. Have you tried furnishing the living room? How wide is the closet niche in the right children's room (Child 2)? I like the storage room with space for the washing machine + dryer upstairs where the laundry accumulates. But where will ironing be done? Also in that 5 m² little room?
