you are right about the dimensions and streets etc. But I exactly can't do that and also yesterday I opened a thread asking for help with finding a program for floor plan design. You can look at the property on immoscout. The approximate dimensions can be found on googlemaps. it's about 65x30 meters Nellenburgstraße corner Neue Gartenstraße in 35279 Neustadt

: how do you come to the conclusion that one house would block the other one to the south? The plots would be much larger than in new housing developments. There is far too much space for anyone to be standing in the sun etc.

I didn’t know about the building yard – otherwise it would fit perfectly as an entire area into a property developer’s target profile. But flooding is of course poison for a property’s value; who dreams happily of a flooded underground garage.

You should be able to draw a rectangle of 65 x 30 on graph paper, then convey and mark the possible building envelopes according to your applicable state building code and your geodata or Googlemaps, draw an N for North at the top and then calculate how much area could be built on, for example, with a floor area ratio of 0.3. Then make arrows indicating on which side the access roads can be. Give it a try, you can do it!

Just enter “Nellenburgstr Otterbach” into Google, then you’ll know why no one wants the plot, even though it’s being advertised like hotcakes.

I looked at the photos and know the storm and flooding events in Neustadt very well, as I have been deployed there several times (power supplier). Since this storm, the Otterbach has been slightly deepened towards the city center and canals have also been renewed here and there to make them larger. The photo shows the property. The house should be built at least 10cm above street level of Nellenburgstraße. In the photo, you are looking from Neuen Gartenstraße towards the property; this street is a few centimeters below Nellenburgstraße. Thus, it should be outside the hundred-year mark.
