I also doubt that the bathroom layout works like that – unfortunately, there are no 2 m lines drawn in the plan – in my opinion, the headroom on the way to the toilet in the main bathroom in the attic will be very tight.
As I see it, there is no 2-meter line because it’s a city villa; otherwise, there wouldn’t be windows on all sides. So the bathrooms should work.
Ground Floor:
I keep noticing this wall panel. I don’t know if it’s modern now, but it really restricts the dining area. Extending the table – not possible.
The door from the dining area to the hallway has already been mentioned. Same problem with the terrace door. In both cases, I would recommend a sliding door. Because sitting and opening the door at the same time isn’t possible.
I would do without the bay window. As it is now, it wouldn’t be worth the money to me. And the balcony won’t be used anyway. Instead, I would consider whether it might be more sensible to make a bay window in the dining area. Then the balcony could at least also be used by Child 1.
- Storage options are totally missing. A storage room under the stairs is not possible because the office door is there. Open staircases have the risk that the space underneath quickly gets cluttered, since there is no space for a wardrobe, so shoes are usually stored there. And the space under the first 3-5 steps is not usable at all.
- Utility room too small
- A 77-cm door to the utility room would be too narrow for me. I’m just thinking "laundry basket."
- The staircase is personally too close to the entrance door for me. If someone wants to come in or go out, it quickly gets tight. I prefer interior staircases; that way, you don’t always carry dirt upstairs. I hate having to walk in socks over the dirty doormat in winter.
- The kitchen layout makes no sense in my opinion. You always have to walk around this island, and if the terrace door is open...
Upper Floor:
- What do you want to use this gallery upstairs for? I would skip the gallery and rather plan another storage room instead.
- I don’t like the shower right at the bathroom entrance. If the shower door is open and someone wants to get in or out, they run into the door. Also, someone always has to step over the bath mat when someone is showering. I would put the shower on the opposite side.
- The toilet is hidden, but the bidet isn’t? Either both next to each other in a niche or completely leave out the bidet.
- Also here, in children’s room 2, the child should be very sure-footed from the start. Because one wrong step – sleepy at night – and the child falls down the stairs.
- Why so many small windows, anyway?
