As I see it, there is no 2-meter line because it’s a city villa; otherwise, there wouldn’t be windows on all sides. So the bathrooms should work.

Ground Floor:
I keep noticing this wall panel. I don’t know if it’s modern now, but it really restricts the dining area. Extending the table – not possible.

The door from the dining area to the hallway has already been mentioned. Same problem with the terrace door. In both cases, I would recommend a sliding door. Because sitting and opening the door at the same time isn’t possible.

I would do without the bay window. As it is now, it wouldn’t be worth the money to me. And the balcony won’t be used anyway. Instead, I would consider whether it might be more sensible to make a bay window in the dining area. Then the balcony could at least also be used by Child 1.

- Storage options are totally missing. A storage room under the stairs is not possible because the office door is there. Open staircases have the risk that the space underneath quickly gets cluttered, since there is no space for a wardrobe, so shoes are usually stored there. And the space under the first 3-5 steps is not usable at all.
- Utility room too small
- A 77-cm door to the utility room would be too narrow for me. I’m just thinking "laundry basket."
- The staircase is personally too close to the entrance door for me. If someone wants to come in or go out, it quickly gets tight. I prefer interior staircases; that way, you don’t always carry dirt upstairs. I hate having to walk in socks over the dirty doormat in winter.
- The kitchen layout makes no sense in my opinion. You always have to walk around this island, and if the terrace door is open...

Upper Floor:
- What do you want to use this gallery upstairs for? I would skip the gallery and rather plan another storage room instead.
- I don’t like the shower right at the bathroom entrance. If the shower door is open and someone wants to get in or out, they run into the door. Also, someone always has to step over the bath mat when someone is showering. I would put the shower on the opposite side.
- The toilet is hidden, but the bidet isn’t? Either both next to each other in a niche or completely leave out the bidet.
- Also here, in children’s room 2, the child should be very sure-footed from the start. Because one wrong step – sleepy at night – and the child falls down the stairs.

- Why so many small windows, anyway?

I would sacrifice the pantry to properly furnish the kitchen (you should change that counter that doesn't know what it is and stands weirdly in the room) and enlarge the utility room with it. Otherwise, I don't think it's that bad. Bay window gone - expensive and useless. You use a balcony less anyway if you have a garden - especially since the site plan would be great here.. if you have a view of the Alps, from my point of view

Thank you very much for the suggestions so far. Yes, this is the floor plan of a city villa, sorry I forgot to mention that.

This is just the rough floor plan so far, but your comments are already very helpful for me to pay close attention to this in the next discussions and planning.

The small wall in the living room is there because my girlfriend would like the living room to be somewhat separated from the dining area, but I think it would be better if it were more open.

Regarding the stairs, I will probably do it like my parents and initially put a closeable waist-high door in front of the upper stair landings.

So far, I did not really find the gallery upstairs very useful either. Storage space or enlarging the bathroom would be better there.

- Stairs not near the entrance door.
- More storage space.
- Sliding door instead of a regular door to the living area.
- Somehow create more space for the bathroom on the ground floor.
- Rethink the pantry.
- Strongly reconsider the bay window.

I am open to further suggestions and look forward to your constructive criticism!

Hello, a few thoughts on the topic of prefab house vs. solid house. - we decided on a solid house and are currently going step by step with the individual companies for the selection process. With a prefab house, you usually complete the selection at the factory within 1-3 days, after which you (as far as I know) have little opportunity to make changes. We plan gradually according to the construction progress and can thus select (in peace and at our own pace). For example, we plan our electrical connections on the construction site during the shell construction, meaning you can decide on each individual socket on site again. It would have been difficult for me to fix this in advance purely on paper (or in a 3D model). - We decided during the shell construction to move a (non-load-bearing) wall. Try doing that with a prefab house... - We compared a lot. No (large, German) prefab house manufacturer could offer us the price/performance ratio of our local solid house general contractor. Regards and have fun planning!

I like these partitions (Ess/Wohnbereich)! However, you also need to have enough space in both areas so that this wall doesn’t become a burden. Idea: Remove the extension, better invest the money in enlarging the house. Consider whether the office needs to be that big. Otherwise, relocate the WC and make the utility room bigger (pantry removed). Definitely create space for a proper wardrobe. According to the depth shown, it’s only a guest wardrobe. Take up the idea from regarding the stairs!
