Hello, a few food for thought on the topic of prefab house vs. solid house. - we decided on a solid house and are currently going step by step to the individual companies for sampling. With the prefab house, you usually do the sampling completely at the factory in 1-3 days, after which you (as far as I know) have little opportunity to make changes. We plan successively according to the construction progress and can thus sample (in peace and at our own pace). For example, we plan our electrical connections on the construction site during the shell construction, i.e. you can determine each individual socket on site again. It would have been difficult for me to determine this purely on paper (or in a 3D model) in advance. - We decided during the shell construction to move a (non-load-bearing) wall. Try that with a prefab house... - We compared a lot. No (large, German) prefab house manufacturer could offer us the price/performance ratio of our local solid house general contractor.

that is only partially correct.
What is true, for example, is that for our house (timber frame prefab house) we carried out the sampling as planned in 3 days. We prepared accordingly and were guided through the sampling process by a very competent employee of the manufacturer. Stress or time pressure were foreign concepts to us.
However, changes to the equipment and even to the position of the door openings were possible after sampling right up until production.
Even after the house was erected, we still changed positions of sockets, ordered additional LED spots or had an additional USB charging socket installed (after moving in!!!).
That local solid house general contractors are usually cheaper than manufacturers of high-quality prefab houses is correct, but that has also been the case for quite some time.
