From this, I read single-story.

That looks like a two-story building.

Increased structural effort, but no immense additional costs.

I could be wrong about everything.

It seems to me rather that you haven't planned one either, and would be better off calling yourself a "planning beginner" here; "part-time planner" sounds misleading, as if you were at least involved in planning on the side - but apparently not with residential homes. For a beginner, however, you are taking on quite a challenging source of inspiration. It would be best if you named the development plan (without a link!!!, in the format "Posemuckel No. 258 Am Stoppelacker"), as well as the "donor design" of your tuning attempts. You have a plot of land for which many prospective builders "would kill" just because of its size - that alone should make the smart investment in a professional planner worthwhile for you. Even if the hillside location is really weak (and should remain so) - which, however, would be a strong "rather luxury" vote in the basement question - I see major landmines here for an amateur. I would not waste money on omitting an architect, even as a "millionaire" myself (I don't know how galactically your reserves perform).

Yes, I have planned several, I started with a doodle on a DIN A4 sheet using a ballpoint pen. Built none yet ;). And if that were the case? :p What am I supposed to read between the lines? "Donor design" = gable roof house 229m² from the house blogger. We are aware, what caliber can you recommend :). Thanks for the question, of course we will involve an architect, either from a general contractor or a freelance architect. As already said, we are just at the beginning and we like a gable roof. Prepared for further talks with an architect / construction company, we are grateful for input on the floor plan. And in the first step, we would leave the architect free rein with our wishes. You would build a bungalow on that?

How do you always come up with bungalow? There is no such thing as a bungalow in building regulations.
E + D or 1 + D means one plus attic.
Before you deal with your property, you should familiarize yourself with the terms in a development plan or your state building code so that you at least know what a full floor means. This determines from the property side what may be built on it.

And no, I wouldn’t build a bungalow with children.
And once again, just to point out :D
28 x 28 is not 850 sqm.... So you should correct something there.

I am aware of what E + D or E + 1 means, I just do not understand what you mean by "from that I read single-story." :)

That is correct, the 850sqm is our indication to the municipality / architects about how large the property should approximately be.
For a schematic layout, I inserted a square of 28x28m in AutoCAD to roughly imagine the size of the house on the property.
The width (in relation to the house width) will probably remain at 28m; only the depth may still be adjusted.


With an interest rate of 3.5%, we can manage the monthly burden on a loan of €700,000.
Interest fixed for 10 years.
The land and some equity are available.
