Hello,
we have decided on a plot and look forward to your opinions on our floor plan
Development plan/restrictions
Plot size: 920m²
Slope: 5.5% over 31m from north to south
Site coverage ratio: 0.4
Floor area ratio: 0.6
Building window, building line and boundary: 5m to the street
Number of floors: II = I+D
Roof shape: gable roof 45°
Maximum heights/limits: 4.6m
Further requirements:
Knee walls are only allowed for II=I+D buildings and up to a maximum of 75cm, measured from the top edge of the raw ceiling to the bottom edge of the rafter at the outer wall edge.
The ridge of the roof structures must be at least 0.8m lower than the ridge of the residential building.
Style, roof shape, building type: gable roof detached house
Basement, floors: no, I+D
Number of persons, age: he 31, she 28
Office: little home office + few guests
open architecture
modern construction
open kitchen, kitchen island
Number of dining seats: 6 (or 8 with end sides)
Fireplace: no
garage
Further wishes/features/daily routine:
- geothermal energy with deep drilling
- ventilation system with heat recovery
- 36cm solid bricks
- electrically controlled central roller shutters (via PLC) on ground floor
- kitchen island
House design
Planning by:
- do-it-yourself
Price estimate according to forum experience:
Plot: incl. incidental costs 58k€
House: incl. ancillary building costs ceiling walls: 450k€
Personal price limit for the house, incl. equipment:
530k€
Preferred heating technology:
geothermal, if not possible: air
If you have to forego something, which details/expansions can you do without:
- kitchen island
- geothermal energy
Why has the design turned out the way it is now?
Through the forum + what is needed
What is the most important/basic question about the floor plan summarized in 130 characters?
The sloping ceilings worry me a bit. I have drawn a 1.2m line for the upper floor in the floor plan; theoretically, the ceiling height here should be 2m. Because I assume a knee wall of 80 cm (since the 75cm is measured outside).
Otherwise, we hope you point out the "blind spots" that we no longer see : )

Thank you in advance for constructive criticism.
I hope we have forgotten nothing.
Best regards
