Hello,

we have decided on a plot and look forward to your opinions on our floor plan


Development plan/restrictions
Plot size: 920m²
Slope: 5.5% over 31m from north to south
Site coverage ratio: 0.4
Floor area ratio: 0.6
Building window, building line and boundary: 5m to the street
Number of floors: II = I+D
Roof shape: gable roof 45°
Maximum heights/limits: 4.6m
Further requirements:
Knee walls are only allowed for II=I+D buildings and up to a maximum of 75cm, measured from the top edge of the raw ceiling to the bottom edge of the rafter at the outer wall edge.
The ridge of the roof structures must be at least 0.8m lower than the ridge of the residential building.

What is the most important/basic question about the floor plan summarized in 130 characters?

The sloping ceilings worry me a bit. I have drawn a 1.2m line for the upper floor in the floor plan; theoretically, the ceiling height here should be 2m. Because I assume a knee wall of 80 cm (since the 75cm is measured outside).
Otherwise, we hope you point out the "blind spots" that we no longer see : )

I don’t see any two-story design with 75cm KS... are your specifications for the development plan correct? Otherwise, quickly: 1.40 between the work surfaces in the kitchen is too much. One meter or 1.10 is enough. The children’s rooms are too narrow -> really bad room layout.

There are also no two stories, it is 1 + attic, here called I+D.

I am missing way too many measurements. Overall, quite a few things probably won’t work as you currently imagine.

Examples of things I wonder about: Can you walk safely upright past the end of the bed despite the slope? How much space is there between the bed and the exterior wall? Is it really comfortable to always have the door at the head of the bed/ to walk past there?

How wide are the children's rooms and how much floor space allows standing upright? Because of the narrow, elongated room, furnishing will be difficult anyway, and then the wardrobe always has to be placed in the middle of the room so the window can still be opened. Wouldn’t it make sense to forgo the dressing room and utility room if the children's rooms cannot otherwise be properly furnished?

If the shower doesn’t have a door, the path to the toilet might get a bit wet.

On the ground floor, at first glance, it’s more about details. Example: Door of the guest room to the other side of the room and about 70 cm distance from the wall. Then there is space for a wardrobe in the room behind, and in the hallway the wardrobe can be placed in front of the front door. Also, please mark the tall cabinets you want in the kitchen.

Edit: For us, a distance of about 125 cm between the lines has proven to be very good. Enough space to pass each other and to leave a drawer open occasionally. However, I actually tried out in several kitchen showrooms what it’s like to carry a pot from the stove to the sink and how I can take proper steps (better two full ones when turning than 1¼ awkward ones...). Of course, the position of stove and sink should also be considered.

Sorry, I've never really understood knee wall calculations. :-( But when you say "from the top edge of the raw ceiling," have you already taken your floor construction into account?

1.20, so your 2-meter line fits for a sketch.
Bedroom was mentioned: difficult to get into bed. The bed would have to be placed under the slope, also to be somewhat cozy.
Utility room serves as a storage room for you and is pretty difficult to use here under the slope.


Me too.
Give yourselves a bit more floor area downstairs -> utility room downstairs, storage room, larger office.
Then it relaxes upstairs. You can make the rooms more usable and buttress the KS somewhat inside and thus raise it.
