Not necessarily. It is not a building plot but only has the special function of access. Right of way. Please don’t ask me for sources or paragraphs. Floor area ratio applies individually to each plot. Keep in mind: the terrace belongs to the house, so to floor area ratio I.

I have also found out that the terrace falls completely under floor area ratio I. It won’t be very large, but we can live with that. Here in Hamburg (and probably in many other regions of Germany) it’s better not to have too high expectations.
As far as I know, this refers to the building plot. For example, in our nearby northern Lower Saxony, gravel surfaces don’t count at all toward floor area ratio because they are not sealed.
Can you respond to the inquiry about floor area ratio || §34? That contradicts itself. Or did I miss something?
The contradiction between floor area ratio and §34 only became clear to me through you all here. Originally, this arose from my desire to calculate exactly to the square meter what the building authority might approve and what not. But when considering neighboring development as a basis, this is probably a matter of interpretation. It might even work in my favor that there are no rigid floor area ratio regulations in my case.
My research initially led me to a page from the City of Hamburg.
So these figures don’t actually apply to §34 areas, since these are not considered in terms of WR, WA, etc.?
