First floor plan

Hello everyone,

we are planning to have a 1.5-story single-family house built. The plot faces southwest and has a size of 488 m². The width is 15.15 x 32.15 meters. The house would stand with its gable side to the street.

I would like to get a first opinion on the floor plan.

Hopefully constructive:

What I like:
- the straightforwardness, especially the upper floor
- the functionality and certain spaciousness despite limited square meters
What I don’t like:
- the entrance situation, in particular the opening direction of the entrance door and the staircase immediately behind it
- the very long way to the kitchen
- the pantry – I would remove it completely
- questionable whether the technical room is not too small (do you have a basement?) – with the washing machine etc. it is in my opinion too small
- orientation in the living room, very focused on the TV – what is the width of the living room in the sofa area?
- one could question the necessity of the shower in the guest WC, since there is no guest room on the ground floor
- I would design the dressing room as a walk-through room
- I find the bathroom unfortunate, but it is not easy due to the slope. I would possibly prefer to install the wash basins on the right wall, the shower where the WC is now, and the WC walled off under the slope (so that you don’t hit your head). As it is now, a tall person would certainly be afraid of hitting their head, especially when passing each other. Also, the “longer” way around the shower would bother me somewhat.
- How wide is the bedroom?

The guest WC with shower is due to the fact that there are still 2 boys (21, 22) in the house and we will have to leave the house at roughly the same time soon, which could make showering quite tight. The living room has a width of 3.73 meters in the area of the sofa. We had to reduce the width of the house somewhat because otherwise we wouldn’t have fit the plot size. Possibly add another meter in length? I think that would still be no problem.

Not sufficient for two people, not enough bedrooms for six!



Maybe you should tell us a bit about your requirements, not without reason is pinned at the top :)

Roughly speaking, I can agree with .

Basically, if I were you, I would ask to what extent the floor plan will still meet your needs in 2 to 3 years. Boys like to hold on to the family home a bit longer than girls, but eventually they grow up or should be made to grow up. Then you have a relatively small bedroom including dressing room, but two oversized rooms for guest, office, hobby... whatever. That’s why I would work on the space requirements: smaller side rooms (the adult children can also live smaller in the last months), but then a bit more square meters for you in the sleeping area. Shower on the ground floor is okay as an alternative option.

I can understand that as parents you want to provide your children with a real space, but you don’t really have much! So I would reconsider together and discuss it later as a family of four, that the children are grown up and the months are numbered. The bathroom setup is not considered: the knee wall of one meter and the location of the shower take away the spaciousness of the area, since it can hardly be entered.

The utility room is nicely equipped, but it will not work once the heating including storage (and controlled residential ventilation) as well as the distribution box is installed.

In my opinion, an extension of the house is not necessary unless you want to invest more money.

The kitchen is relatively narrow, I would also do without a pantry because the counter is not furnished as a counter; for it to have an effect, it would have to be planned a bit deeper. Then the passage could become tight.

You haven’t planned a wardrobe at all (typical pre-fab house planner). I would put the door under the stairs on the long side of the stairs and make the storage room a wardrobe (we have that ourselves and are very happy with the space for shoes and jackets). Possibly I would move the entrance to the kitchen/living area forward (up to the end of the stairs). I consider the privacy wall in the guest toilet unnecessary.

But again: in a few months/years you will be two - I would reconsider the living conditions and needs... whether this floor plan will fulfill them?

A young couple, where children are still planned, often make the mistake of not considering the circumstances of 3- or 4-person living, you are now on the way back ;)

We ourselves are also about the same age – but without kids – and have made sure to have a spare room on the ground floor: now as an office, maybe later as a bedroom or sickroom... for that we had the upper floor built smaller in the developed square meters.
