Hello,
we have already had several conversations with construction companies and have now arrived at a floor plan that we are quite satisfied with. However, we are having difficulties choosing the right construction company and are also not entirely sure if the floor plan is really optimal. In addition, we have not yet decided whether we want to build a prefabricated or a solid house.
Development plan/restrictions
Size of the plot: 765 sqm
Slope: no
Floor area ratio: 0.4
Floor space index: 0.5
Building window, building line and boundary: 9.5 x 20 m. The plot is 15.5 m wide and a distance of half the eaves height (at least 3 m) must be maintained.
Edge development: possible for the garage
Number of parking spaces: 2
Number of floors: 2 full floors (or high knee wall > 2 m to keep the eaves height below 6 m)
Roof shape: no specification known
Style: no specification known
Orientation: see site plan
Maximum heights/limits: eaves height max. 6 m or correspondingly greater boundary distance
Other specifications: -
Requirements of the builders
Style: modern
Roof shape: gable or hip roof
Building type: city villa
Basement: no
Floors: 2 full floors (or high knee wall > 2 m to keep the eaves height below 6 m)
Number of persons, age: two persons (28), prospectively two children
Space requirement on ground floor and upper floor: approx. 180 sqm in total
Office: two offices (each for home office); one of them also as a guest room
Number of overnight guests per year: unclear
Open or closed architecture: neither -> middle way
Conservative or modern construction method: modern
Open kitchen: no, but with sliding door that should remain mostly open
Kitchen island: yes, at least a peninsula
Number of dining seats: 6 - 10
Fireplace: no
Music/stereo wall: 5.1 sound system on the TV, so space behind the sofa is necessary
Balcony, roof terrace: no
Garage, carport: 6 x 9 m garage
Utility garden, greenhouse: no
House design
Who created the plan: do-it-yourself
What do you like most? Why?
All desired rooms were accommodated; little traffic areas; no dead space; utility room directly next to the bathroom on the upper floor
What do you not like? Why?
We do not like the layout of the bathroom very much because little daylight comes into the room
Price estimate according to architect/planner: approximately €450,000 - €500,000 according to various offers
Personal price limit for the house, including equipment: €500,000
Preferred heating technology: air-to-water heat pump + underfloor heating
If you have to do without, which details/extensions
-can you do without:
-can you not do without:
all rooms (especially the two offices) are important and must be retained
Why did the design turn out the way it is now?
A mix of many examples from various magazines, own ideas and drawings from various sellers/building advisors
What is the most important/basic question about the floor plan summarized in 130 characters?
- Do you notice fundamental problems with the floor plan? Do you have better ideas?
- Can the desired rooms be accommodated more efficiently on less space?
- How do we find the right construction company for our building project? We have already had many conversations and received offers but find it difficult to decide.
- Prefabricated house or solid house?
Thank you very much and best regards
Raphael
