First floor plan available, what is the exact procedure for construction planning?

Hello forum,

we (both 29 years old) net income €4400 (he €2800 / she €1600) have been thinking for about a year about building our own home in the near future.

We wonder how the exact process of the different planning phases takes place.
Step 1 is certainly to find a suitable plot of land
-> we have that 1500sqm 25m street frontage - fully developed

2. looking for a suitable floor plan
-> we fell in love with the attached floor plan.
This comes from Kern-Haus.
We would like to change something (generally reduce the size a bit so that it comes to about 150sqm + 1 fireproof door from the pantry to the utility room so that groceries can go directly from the garage into the house).

Possibly make the garage a bit wider since we have 2 large cars (T4 & T6) - although here the property boundary could spoil that plan.
Flat roof.

But we would like to build with a regional construction company.
Acquaintances built with them and reported about €1200 / sqm as a rough reference value.
Since of course there are extra wishes (large washbasin, barrier-free shower, ventilation system, fireplace, several sockets, electric shutters...) we of course expect higher costs.

What do you think about it?

3. Possibly we would only order the floor slab for the garage and the so-called utility room and build a garage ourselves later - can you give me approximate costs for a project to build/have built a garage with a floor area of 55sqm?


Now to my actual question:
Go to the construction company and have the house planned - get a cost estimate and go to a financial broker and find the best lender through him?

We have already been to one bank that roughly calculated that about €350K would be possible - although I do not want to exhaust that.

Prerequisite for the build: The plot of land would already be purchased with own funds.

Hmm ... the current plan has about 3 to 4 sqm of really dead space around the pantry and kitchen.

If you want to save sqm, you can't just make every room a bit smaller in such a floor plan. Most likely, you would have to save about 1 m of house width on the right side, but then the pantry would also disappear ... in my opinion.

And, 1200 euros / sqm ... look around here, I really think that's a rumor and ask your acquaintances what they included or did NOT include in that calculation.

Step 2 is already wrong!

First, determine the budget for the house and then look for a [BU] or [GU/GÜ] or architect who earns your trust. Then plan the house with him, for example based on an orientation (e.g. [Kern] or whatever they are all called, submit a room plan to the architect) that fits the development plan and budget.

Edit: The technology should be in an insulated room... which can then also not be created later than the house if the heating is located there.

Yes, exactly... 1200/sqm is a little fairy tale from the turn of the millennium or without various extras, without incidental construction costs, without outdoor facilities, etc...
For a bungalow anyway :)

If you want KfW funds, this is even a must (the heat generator must be inside the thermal envelope). However, the technical room "outside" can of course also be insulated and heated to meet this criterion. But it certainly costs more than simply extending the garage.
