I’m digging up the thread again. In the meantime, we have resolved the problem with the KfW confirmation and the bank has all the necessary data. We have received a financing commitment from the Sparkasse (or rather from the financial advisors assigned) on site, but the loan application is still missing. The financial advisor assured us of the following:

Total house costs €330,000 divided into: €60,000 equity / €50,000 KfW 70 / mortgage €220,000

KfW spread over 20 years with 1 year deferral at the beginning

€220,000 mortgage with 20 years fixed interest at 1.92% effective and 2% repayment. In addition, there are 3 rate changes and the obligatory possible (up to) 10% special repayment per year. I am still waiting for the final terms from Interhyp, the provider here was Allianz with an offer over 25 years and an interest rate around 2.05%. Furthermore, they wanted to stretch the KfW over 30 years here.

Is the offer from the Sparkasse good? I can’t really estimate it properly; just from gut feeling it makes a good impression. Under 2% interest and 20 years looks nice at first glance. All the great offers you find directly online are without creditworthiness and so on; my offer is now what they will ultimately offer me (that’s what the advisor promised me - we have already negotiated details).

Schedule as follows:

by 08.05.15: submission of the building notification
08.05.15: purchase of the property at the notary
15.05.15: construction meeting with the site manager/CEO
15.06.15: start of construction, earthworks, etc.

Construction time guarantee 6 months.

Now the "problem"? I have already heard several times that KfW causes problems when paying out the funds if the property is not yet registered in the land register. But that can take a couple of months and could eventually become a problem?! Or is that not a problem? Our neighbors said that it was very tight for them. Their construction is almost finished (6 weeks until moving in) and they were only registered this week. And only now are they getting access to the KfW loan.
Can that be true? What options do I have, besides, for example, talking to the contractor and asking him to send the invoice 1-2 weeks later in case it becomes tight?!
