I would sign the loan as late as possible, eventually the commitment interest will apply... That happens faster than you think!
You have your credit limit, your calculation too, now the BU and its calculations are missing, and then it goes to the bank

That´s why you go to the bank first and clarify your budget. "First" btw. means before you even consider having a single conversation, let alone buying a plot!


Oh man …

The system is not "badly thought out," nor can you take recourse against the CC. The CC can´t be blamed for the nature of your plot or your budget restrictions, to name just a few items that can run differently than planned.

The right way would be to design the floor plan with an architect or a CC you trust, and if everything fits—including the chemistry—sign the contract (after review). Include the clause: "A free right of withdrawal is agreed if xyz is not achieved. Costs incurred up to that point (such as the building application or static calculations on the client’s request) are to be borne by the client." As a contracting partner of a mechanical engineer, I would have included in the contract that the smallest unit of measurement in construction currently is not a µ; that creates some leeway.


You do know there is a difference between the profession of a mechanical engineer and that of an architect/statistician/geologist/mason, etc., right?


You get that with reservation from most financial institutions; they are not from yesterday and know about the processes involved in building a house.


Ask yourself whether you would work for air and love …


You only need the online form 153 if you want to use KfW funds. The CC of your choice will provide you with the form filled out once the contract is signed. Or you sign beforehand that you will bear the costs in the worst case, then it works without a contract.
