Financing with different equity capital?

Hello everyone, I have a question about financing and I hope you can help me.

We are planning to buy a property but are unmarried. How does it work if I have 75% equity and she has 25%? In what proportions should we be entered in the land register, since we both want to pay the installments proportionally or 50% each?

You probably need a separate contract anyway, right? Is there anything else to consider?

Well, then you would still have to see how it is with the other expenses and how to divide them fairly.

If Dennis is a vegetarian but Saskia likes to eat a nice roast sometimes - how can you calculate and divide that fairly when shopping for the household?

Dennis orders three colas at the restaurant and Saskia a still water - what to do?

And then only when children come along....

If you contribute 75/25 equity, a 75/25 installment split is not bad at all. But unfortunately, this does not work formally with the bank – in the case of a joint loan, everyone is liable 100%. That makes sense. What amounts is it specifically about?

That’s not a problem. We have a shared fund from which everything is paid. Shopping and household expenses are really the least problem. Only with such a large investment do we have to think it over. Otherwise, we always share everything.

Yes, that would be easiest, but she doesn't want that because in case of emergency, she would of course own less of the house then.

Amounts don't really matter, but we can simply calculate with 75,000 and 75% and 25,000 and 25%, keeps it simple. Loan amount would then be 300k.

Just get married, it makes everything easier when it comes to that topic. And if children are going to come, it makes it much much easier
